Site Plan
1. Indicate platted lot lines on the Site Plan. It
appears that the western most parking area is actually on
Lot 3 of the Connel Scaggs Addition, and therefore:
a. The owner of this lot (Everybody Fits) must be a
party to this application for an SUP.
b. A mutual access/parking agreement needs to
be submitted.
c. Add Lot 3 to the title block.
d. Show all existing paving on Lot 3 (parking
areas, maneuvering and circulation).
2. It appears from the site plan and elevations that
the entire existing overhang will be removed with this
remodel, or are the new tower features to extend beyond
the existing front fayade? Please show the front wall
undulation on the site plan.
3. Show the cart storage/trellises on the site plan.
4. Will there be any cart storage areas in the
parking lot?
5. Verify the existing landscaping on the property.
The Site Plan indicates existing landscaping west of the
western most driveway which does not appear to exist.
6. Add one tree per parking row within the
existing, irrigated landscaped islands as required in the
Landscape Ordinance.
7. Remove heavy line which appears to be
connecting the site lighting poles.
8. Add Suite #180 to 110 W. Sandy Lake
address.
9. Add S-1249-C to the tile block.
10. NOTES BY SYMBOL "0": can not locate the
corresponding #'s on the Site Plan for 20,21,22 (by
landlord) - are they proposed to be included? And,
correct note #24.
Elevations
1. Add signage to this sheet, details as well as
placement on the building.
2. The sizes of the signs (total 119.3 square feet
of sign on 126' of linear frontage) is complaint with the
provisions of the Sign Ordinance.

3. The proposed VIVID GREEN letters are not
compliant with:
"Sec. 12-29-4.3. Attached signs: (A) i. Attached signs
shall consist of individually-mounted channel letters in
white, ivory, black or neutral colors. In the event that a
building has existing attached signs of all one color, not
compliant with the colors specified herein, then the new
sign may either match the color of the existing signs on
the building, or be white, ivory, black or neutral. It is the
intent of this provision that all tenant signage be the same
color in any individual building. Raceways shall match the
color of the materials to which they are mounted. All
illumination shall be limited to white or off-white. Logos in
any color shall be permitted, but shall not exceed 20
percent of the area of the sign."
As we discussed the colorful sprouts logo would be
appropriate, if it does not exceed 20% of the area of the
sign. It must also be noted that the remainder of the
Shopping Center is in the process of updating their
signage, and all new signs are white, individually mounted
channel letters. Therefore, the SPROUTS sign needs to
be individually mounted letters which are the same shade
of white.
