Akard Street, Ste. 3300 Dallas, TX 75201 RE: Case No. PD-228R2-HC, Vista Ridae Retail (Taste of Market street) Dear Mr.~ This letter is to inform you that Case No. PD-228R2-HC, Vista Ridae Retail (Taste of Market Street), zoning change request from PD-228R-HC (Planned Development-228 Revision-Highway Commercial) to PD-228R2-HC (P'lanned Development-228 Revision 2- Highway Commercial) to allow an internally lit LED digital gas price monument sign for the convenience store with fuel sales and drive-through on approximately 1.19 acres of property, approximately 200 feet north of the northeast corner of S.H. 121 and Denton Tap Road, was denied as presented to the Coppell Planning and Zoning Commission (7 -0) on Thursday, January 15, 2009, regarding Option No. 1 and Option No. 2 for reasons elaborated upon within the staff report, and approved Option No. 3 monument sign with no conditions being required as it complies with all ordinance guidelines. As specified in Section 12-44-6.2 of the Zoning Ordinance, if you wish to appeal the decision of the Planning and Zoning Commission to City Council, a written request must be submitted to the Planning Department within 15 days of the Commission denial action (12 noon, January 30th, 2009). Please be advised that given the Commission's recommendation for denial, a 3~ vote of Council (6 out of 7) is required to approve your request regarding Option No. 1 or 2.
