Remarks:
A. Please revise all plans and plat(s} based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the January 2,
2009 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
January 2, 2009 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, January 6, 2009 to submit 12-11 X 17
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. TIF.
PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two sets of
revised preliminary engineering and irrigation plans are required. Reductions
and electronic copies are not required of the engineering and irrigation plans.

Comments
1. No comments on signage, except options 1 and 2
seem to result in a sign that is 'thicker' than option 3.

1. The monument sign is over an existing utility easement,
ensure that the franchise utilities will not be affected.
1. Permits must indicate 750 N. Denton Tap Rd, not 700
N. Denton Tap Rd.

1. Please dimension distance from face of sign to south
entrance to the property.
2. Exhibits submitted show only one grade of gasoline.
An earlier submittal showed three grades of gasoline
advertised on the monument sign. Please clarify.
3. Please dimension total width of sign on all three exhibit
submittals.
4. All dimensions on monument options indicate 40
square feet. In the note section the signs are listed as 6'
by 10' or 60 square feet. Please clarify.
5. Please provide color board (or specify on elevations)
all materials used in construction of monument sign.

Re: DRC REPORT
As requested, we agree to the Development Review Committee's comments and have
made changes to the drawings.
Building Inspection
Comment 1: The thickness of the signage on Option 1 and 2 is determined by the
type of lighting used. Since Option 3 does not call for lighting we are able to
adjust the thickness of the sign.
Engineering
Comment 1: This will be addressed. The sign company will request a dig test and
obtain an utility use agreement from the franchises involved.
Fire Administration
Comment 1: Address, 750 N. Denton Tap Rd, has been changed on the drawings.
Planning Department
Comment 1: Distance from the south entrance of the property to the face of the
sigri is reflected on the new site plan.
Comment 2: Due to the allowed square footage, we will only price one grade of
gasoline as shown on the new drawings.
Comment 3: Widths of signs and structure are shown on the new drawings.
Comment 4: Total square footage of sign face is 40 sf. This is reflected on the
new drawings.
Comment 5: A materials drawing has been added to the drawing package.
