P&Z Action Letter 022009 THE .CITY.OF -----~ " -.-... corrELL February 20, 2009 Mr. Larry Parker Broadmore Health Realty, LTD 5467 New Copeland Road Tyler, TX 75073 RE: Denton Creek Nursina Addition, Lot 1, Block A, Minor Plat Dear Mr. Parker: This letter is to inform you that the Denton Creek Nursina Addition, Lot " Block A, Minor Plat, to establish a building site with required easements and fire lanes to allow a 52,317-square-foot Nursing and Rehabilitation Facility on 6.47 acres of property located along the north side of Sandy Lake Road, between Riverehase and Riverview Drives, was recommended for approval by the Coppell Planning and Zoning Commission (7 -0) on Thursday, February 19, 2009, subject to the following conditions: 1. The property owner may be responsible for the east of the 4th leg of this traffie signal at Sandy Lake and the western driveway. 2. Submission of a revised drainage plan will be required with the submittal of engineering plans. 3. Building setback lines need to be included on this plat. The date scheduled for consideration by the Coppell City Couneil is Tuesday, March 10, 2009, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24" x 36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, February 25,2009. Also, please submit one (1) 8V2" x 11" paper reduction of each revision, along with one jpg, tiff, pdf, or a similar electronic file.
