Dear Mr. Kao:
This letter is to inform you that Case No. PD-217R-C Doqgie's Wonderland, zoning change
request from C(Commercial) and PD-217-C (Planned Development-217-Commercial) to
PD-217R-C (Planned Development-217 Revised-Co~7~mercial) to expand the detail site plan
1o allow an increase in the pet care outdoor play area on 1.Ol acres of property located at
120 E. Bethel School Road, was recommended for approvc~l by 'he Coppell Planning and
Zoning Commission (7-0) on Thursday, February 19, 2009, subject to the following conditions:
l. Submit a separate instrument that will define !he perpetual ~~~aintenance
responsibility of the landscaping and irrigation of the 10-foot landscape easer~~~rrf
abutting the northwest properfy line.
2 Move the proposed property line 10 feet to the east on the northwest portion of ±he
lot.
3. Change "40-foot right-of-way" note to "50-foot right-of-way" along Vanbebber.
4. The pets shall be oniy allowed in the o~~~tdo~r play area, Monday - Friday from 7:30
a.m. to 8:30 p.m. and Saturday - Sunday from 9:00 am. to 8:30 p.m.
The date scheduled for consideration by the Coppell City Ca~ncil is Tuesday, March 10, 2009,
at 7 p.m. A re~resentative for'his case musi be present at this meeting, which will be held in
Council Chambers at City HaIL Failure to represent this item may result in the denial of this
application. City Council has instructed staf` to include in its agenda packets only those items
lhat accurately reflect conditlons as recommended by the Plannlnca and Zoning Comm~ssion.
Therefore, please submit to the Planning D~partment three (3) 24" x 36" copies of the revised
plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, February 25,
2009. Also, please submit one (1) 8'~~_" x 1 1" paper reductlon of each revislon, alon~ with one
jpg, tiff, pdf, or a similar electronic file.
