Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the February 5,
2009 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
February 5, 2009 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, February 10, 2009 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG,
TIF. PDF OR SIMILAR ELECTRONIC FORMAT of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

1. The northwest property is required to have a 10'
perimeter landscape buffer between the paving and the
property line. Move proposed property line to the east
10'.
2. A 6' wrought iron fence is proposed on the
northwestern property line. This needs to be setback 10'
from the proposed property line to allow for evergreen
landscaping.
3. Remove existing and proposed landscaping from Site
Plan.
4. Why are you proposing a landscape easement?
5. Include adjacent zoning information.
6. Include contact information (including names) of
owner, applicant and engineer on bottom right of plans.
7. Change Site Data Table to read "PD-217-C" as
existing zoning and include "Proposed Zoning:
PD-217R-C" below existing.
8. Include an asterisk next to parking provided with a
footnote indicating that this was approved as a part of the
existing zoning (PD-217-C).
9. Inciude a chart indicating proposed zoning variances if
any are proposed.
10. Show existing sidewalk on adjacent property.
11. Include parking space dimensions on plan.
12. Include existing and proposed miscellaneous play
equipment on plan.
Landscape Plan:
1. Include Landscape Architect's contact information on
bottom right.
2. Include all required/provided landscape area and tree
calculations (perimeter, nonvehicular and interior).
3. include all tree survey information for existing trees
and retitle to "Landscape Plan/Tree Survey".
4. Include a detail for the main columns shown on wall.
5. Consider adding overstory trees within play area.
6. Show evergreen screening within 10' perimeter buffer
in front of proposed wrought iron fence on west side.
