Dallas Pkwy., Ste. 1000 Dallas, TX 75254 RE: CASE NO: PD-221 R6-HC, Duke Leslev Addition Dear Mr. Klatt: This letter is to inform you that Case No. PD-221 R6-HC, Duke Leslev Addition, zoning change request from PD-221 R-HC (Planned Development-221-Revised-Highway Commercial) and PD- 221 R4-HC (Planned Development-221-Revision 4-Highway Commercial) to PD-221 Rb-HC (Pianned Development-221-Revision 6-Highway Commercial) to revise the Detail Plan to expand the area by 3.4 acres to allow 362 additional parking spaces, generator locations and covered parking to serve the future tenant of an existing 182,700-square-foot office building on 15.296 acres of property located at the southwest corner of Dividend Drive and S. Belt Line Road, was recommended for approval by the Coppell Planning and Zoning Commission (7-0) on Thursday, February 19, 2009, subject to the following conditions: 1. Provide elevations/dimensions of the proposed generator~s). 2. Provide building materia~s list/height of generator surrounds, type of fuel, fuel storage capacity, etc. 3. Provide additional information regarding the mechanical equipment at the northwest corner of the building-what it is, elevations, height, number, etc. 4. Provide a more detailed landscape and screening plan for the mechanical equipment at the northwest corner of the building. 5. Provide detailed drawings of the covered parking structure: The date scheduled for consideration by the Coppell City Councii is Tuesday, March 10, 2009, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reffect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three ~3) 24" x 36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, February 25, 2009. Also, please submit one (1) 8Y2" x 1 1" paper reduction of each revision, along with one jpg, tiff, pdf, or a similar electronic file.
