Include North Gateway Center, Lot 5, Block A(Rosa's Cafe) in the title block. 2. Label all fire lanes and mutual access easements. 3. Include monument sign location and detail. 4. Oniy 24' is required for fire lane width. The drive aisles could be reduced and 4' could be provided in landscaping. 5. Reduce the parking space dimension adjacent to Denton Tap and SH 121 to 18' and provide one foot additional landscaping. 6. Ensure lighting meets the glare and lighting standards of the Zoning Ordinance. 7. Ensure there is a 150 sq. ft. minimum landscape island at the end of each parking row. 8. Show vicinity map on top and move inset to bottom. 9. Include enhanced paving within the triangular median off of SH 121. 10. Include a PD Conditions Table listing the proposed exceptions to the Zoning Ordinance. a. More than 50% of the required parking is located in the front yard. b. A_ sq. ft.monument sign is provided on site with the development name and Rosa's Cafe. 11. There is only 5' depicted for perimeter landscaping on the adjacent property to the north and 10' is required on both sides of a shared drive. 12. Correct Site Data Table to read "Location" in place of "Physical Address". 13. Show all existing and proposed fire hydrants on plan. Landscape Plan: 1. One tree is required at the end of each parking row within the interior landscape category (4 more needed). 2. Replace first note under perimeter landscaping to read, Interior property lines require a 10' perimeter and property lines adjacent to right-of-way require 15' landscaping devoted toward perimeter requirements. 3. Change second.note to include one tree per 40' is required along Denton Tap as this is a primary image zone (7 additional trees required for perimeter category). 4. Include landscape areas required and provided for perimeter category. 5. Correct nonvehicular open space calculations. 6. 10' required on western property line. 7. Irrigation Plan is required. Elevations 1. Depict colors of all materials shown. Ensure these are earth tone and match the architecture of the conceptuat planned development. 2. Provide a revised detail of proposed signage as this has changed from the initial submittal. 3. Relabel the front elevation to East Elevation, Rear to West and so on. 4. Submit a color rendering and a color board showing samples of all materials at DRC. 5. On the Trash Enclosure, ensure gate is solid and is painted to match either the brick or the stone color. Recommend a pedestrian opening to the dumpster if possible. Include a note that states the gate will remain closed at all times except for trash pickup.
