Denton Creek Nursinq Dear Mr. Parker: This fetter is to inform you that Case No. PD-239-R, Denton Creek Nursinq, zoning change request from SF-12 ~Single Fqmily-12), R(Retail) and O ~Office) to PD-239-R (Planned Development-239-Retail) to attach a detail site plan to allow a 52,317-square-foot (123 beds) ~ Nursing and Rehabilitation Facility on 6.47 acres of property located along the north side of Sandy Lake Road, between Riverchase and Riverview Drives, was recommended for approval by the Coppell Planning and Zoning Commission (7-0) on Thursday, Pebruary 19, 2009, subject to the following conditions: 1. The property owner may be responsible for the cost of the 4'h leg of this traffic signal at Sandy Lake and the western driveway. 2. Submission of a revised drainage pian will be required with the submittal of engineering plans. 3. Change the address of the project to 1410 East Sandy Lake. 4. Submission of a revised landscape plan to indicate complete landscape screening of the air conditioning units. 5. Submission of a revised Color Board, eliminating the stucco. The date scheduled for consideration by the Coppell City Council is Tuesday, Mprch 10, 2009, at 7 p.m. A representative for this case must be present at this meeting, which wi~l be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24" x 36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, Febrvary 25, 2009. Also, please submit one ~ 1) 8Yz" x 1 1" paper reduction of each revision, plong with one jpg, tiff, pdf, or a similar electronic file.
