Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the February 5,
2009 Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
February 5, 2009 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, February 10, 2009 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG,
TIF. PDF OR S/M/LAR ELECTRONIC FORMAT of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

with building code analysis on proposed building. Based
on Institutional occupancy proposed and construction
type, east setback may not be adequate.
2. Site plan appears OK as to buiiding location (see note

Electric Jeff Curry 1/29/2009 No comments received.
Engineering Michael Garca 1/28/2009 1. The fire line should not be in an easement, this is a
private line. The vaults should be in a 20X20' utility
easement.
2. Check the valve spacing for the water line.
3. Water tie-in shall be done by dry bore of Sandy Lake
Rd.
4. The city will be installing a traffic signal at this location.
The 4th leg may be the responsibility of the property
owner.
5. The drainage plan is incomplete. It will be further
evaluated during the engineering plan review.
6. The finish floor should be at least 2 ft. above the Base
Flood Elevation.
7. Extend the sanitary sewer to the property line.
8. Remove the double check valve at the building.
Fire Administration Tim Oates 1/30/2009 1. Address range for this property is 1350 to 1390 (even)
E. Sandy Lake.
2. Relocate fire hydrant and fire department connection
(FDC) at the SW corner of building to the landscape
island west approx. 40 ft.
3. Based on construction type, an additional fire hydrant
is required on the SE side of the building.
4. The curve in the fire lane on the east side of property
may need to be reconfigured.

Site Plan:
1. Add existing zoning district on adjacent properties.

Landscape Plan:
1. Verify and correct tree counts - i.e. Plant List indicates
6 Burr Oaks and there are 8 on the plan, also at the
northwest corner of the site, the label indicates two Cedar
Elms where only one is shown.
2. Required trees are required to be 3" caliper at the time
of planting. It appears that only approximately 77%
(depending on corrections to the tree as noted above)
meet this criterion.
3. Review and revise the General Landscape and Tree
Protection Notes to those applicable in the city of Coppell
and this project. Also, increase the legibility.
4. Use different tree symbols for individual tree types.
5. Landscape Data Table:
a. Perimeter Landscaping: 32 trees required is
correct..."(# reduced at west side of property)" is
incorrect... Utilizing the existing trees that are to be
preserved along the north property line would be
appropriate as stated in note B). Reference Tree Survey
Sheet.
b. A tree is required at the end of every row of parking.
Several are missing.
6. Include screening for mechanical equipment.
Tree Survey:
1. Remove all platting information and notes.
2. Add a Tabie which includes numbered trees, by types
and Caliper inches being preserved.
Elevations:
1. Re-label north, south, easUwest.
2. Provide calculations to assure compliance with the
80% masonry on each e~evation.
3. Elevations need to be to a definable scale.
