Denton Tap Road, north of Bethel School Road, was recommended for approval by the Coppell Planning and Zoning Commission (7-0) on Thursday, April 16, 2009. Based upon the revised Planned Development application, staff can support this preliminary plat with the following conditions: 1. A drainage study acceptable to Engineering will be required. , 2. Side yards on 60-foot-wide lots shall be five feet, those on 50-foot lots shall be five feet. Front yard setbacks on 60-foot-wide Lots 3-1 1, Block A, shall be 15 feet, rear yards no less than 20 feet on Lots 1-1 l, 16-18, Block A. 3. Density shall not exceed 3.6 units per acre (54 lots). 4. Change title of Preliminary Plat to Thweatt Place. 5. Change Bullock Place to Thweatt Place and assign another street name to Bullock. 6. Properly dimension width of Lots 6-12, Biock A, Wynnpage Addition. The date scheduled for consideration by ihe Coppell City Council is Tuesday, May 12, 2009, at 7 p.m. A representative for this case must be present at this meeting, which wiil be held in Council Chambers at City Hall. Failure to represent this item may resuit in the denial of this application. City Council has instructed staff to include in its agenda packets oniy those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24" x 36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, April 29~h, 2009. Also, please submit one (1) 8'/~" x 11 " paper reduction of each revision, along with one jpg, tiff, pdf, or a similar electronic file.
