CC PH Letter 041409 T H E • C 1 T Y • O F COPPELL ~ fJ~~~ April 15, 2009 T F~`''~~~'~' ~ a o x A s ~ s Mr. Don Harrelson Baird Hampton Brown 4550 S.H. 360, # 180 Grapevine, TX 76051 RE: North Gatewav Center, Lot 5, Block A, (Rosa's Cafe~, Final Plat Dear Mr. Harrelson: This letter is to inform you that the North Gatewav Center lot 5 Block A, (Rosa's Cafe), Final Plat, to establish various utility and fire lane easements to aliow the development of a 6,468-square- foot restaurant with a drive-thru on 2.067 acres of property located at the northwest corner of S.H. 121 and Denton Tap Road, was approved by the Coppeli City Council (7-0) on Tuesday, April 14, 2009, subject to the following conditions: l. Include specific widths, bearings, distances and labels for each easement being dedicated by this plat. 2. Correct vicinity map to show City limit line in the appropriate location. 3. Include notary signature block after the Surveyor's signature block. 4. Provide a property owner's agreement for maintenance of drainage, water, pavement and landscaping. 5. Provide a copy of the approval from TXDOT for the driveway/decel lane. 6. Define or remove dashed line within the ten-foot sanitary sewer easement abutting Denton Tap. 7. All off-site easements shall be recorded by separate instrument at the time of final plat recordation. This Final Plat, as revised per the above stated conditions, must be submitted for signatures by City Officials within six months after approval by the City Council (October 15, 2009), or it shali be deemed null and void and resubmittal shall be required. It is recommended that this Final Plat not be prepared for filing, including obtaining the franchise utility signatures, until after receiving Engineering comments on the first review of the civil pians. After City signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department.
