P&Z Letter 031909 _ _ _ _ - T H E • C 1 T Y • O F COPPELL , _ ~ 1,.. , 1~ ~ 2, March 20, 2009 ° ~ ; ~ ,~y-_, • , ~ , ~ T xr ~ ~..~-1'~~`~,~~ 9 0 Mr. Don Harrelson x A s ~ Baird Hampton Brown 4550 S.H. 360, # 180 Grapevine, TX 76051 RE: North Gatewav Center, Lot 9, Block A, Final Plat ° Dear Mr. Harrelson: This letter is to inform you that the North Gatewav Center, Lot 9, Block A, Final Plat, to establish various utility and fire lane easements to allow the development of a 8,100- square-foot structure with professionai/medical office and personal service uses, on 1.624 acres of property located at the northwest corner of S.H. 121 and Denton Tap Road, was recommended for approval by the Coppell Planning and Zoning Commission (5-0) on Thursday, March 19, 2009, subject to the following conditions: l. A property owner's agreement is required for maintenance of drainage, pavement, six-foot masonry wali and landscaping. 2. Grading and drainage plans wili be further evaluated during the engineering plan review. 3. Place the double check and meter in a vault in the 20' x 20' easement. The fire hydrant should come off of the private fire line. The detached FDC should be within 50-feet of the fire hydrant on the same side of the fire lane outside of the collapse zone. 4. Fire lane shall encircle the entire building. 5. Include width, bearings, distances and labels for each easement. 6. Correct vicinity map to show City limit line in the appropriate location. 7. Remove notary verbiage from under the City Secretary signature block, and include after the Surveyor's signature block. 8. Staff will determine if a decel lane is warranted for the driveway north of Highland Drive. The date scheduled for consideration by the Coppell City Council is Tuesday, April 14, 2009, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hali. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) 24" x 36" copies of the revised plans, reflecting the above-stated conditions on or before 12 noon, Wednesday, April ltf, 2009. Also, please submit one (1) 8Y2" x 11 " paper reduction of each revision, along with one jpg, tiff, pdf, or a similar electronic file.
