CC PRE Letter 041409 T H E • C 1 T Y O F COPPELL ly-`~'e~,t''~~ April 15, 2009 ' T~~.,~ ~ o,~ o F `~'~"~~w'"\~°'~*~;,. ` a x n s . ~ 8 - Mr. Don Harrelson Baird Hampton Brown 4550 S.H. 360, # 180 Grapevine, TX 76051 RE: North Gatewav Center, Lot 9, Block A, Final Plat Dear Mr. Harrelson: This letter is to inform you that the Norfh Gatewav Center, Lot 9, Block A, Final Plat, to establish various utility and fire lane easements to allow the development of a 8,100-square-foot structure with professional/medical office and personal service uses, on 1.624 acres of property located at the northwest corner of S.H. 121 and Denton Tap Road, was approved by the Coppell City Council (7-O) on Tuesday, April 14, 2009, subject to the following conditions: 1. A property owner's agreement is required for maintenance of drainage, water, pavement, six-foot masonry wall and landscaping. 2. Grading and drainage plans will be further evaluated during the engineering plan review. 3. The FDC should be detached and within 50 feet of the fire hydrant on the same side of the fire lane outside the collapse zone. 4. Include specific widths, bearings, distances and labels for each easement being dedicated by this plat. 5. Correct vicinity map to show City limit line in the appropriate location. b. Include notary signature block after the Surveyor's signature block. 7. Staff will determine if a decel lane is warranted along Denton Tap. 8. Any off-site easement shall be recorded by separate instrument. This Final Plat, as revised per the above stated conditions, must be submitted for signatures by City Officials within six months after approval by the City Council (October 15, 2009), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this Final Plat not be prepared for filing, including obtaining the franchise utility signatures, until after receiving Engineering comments on the first review of the civil plans. After City signatures have been procured, it is the applicant's responsibility to file the document with the Denton County Plat Records Department. Please see the enclosed checklist for the requirements for filing.
