CC PH Letter 041409 T H E ~ C 1 T Y • O F - COPPELL 4 ~ ~ y April 15, 2009 " ~.rt~~ . ` _ T 0 F X~~ '~,~~~'a a Mr. Don Harrelson A s ~ ~ Baird Hampton Brown 4550 S.H. 360, # 180 Grapevine, TX 76051 RE: CASE NO.: PD-240-HC, North Gatewav Center Dear Mr. Harrelson: This letter is to inform you that Case No. PD-240-HC, North Gatewav Center, zoning change request from HC (Highway Commercial) to PD-240-HC (Pianned Development-240-Highway Commercial), to establish a Concept Plan for a nine-lot commercial development on 12.362 acres of property located at the northwest corner of S.H. 121 and Denton Tap Road, was approved by the Coppeli City Council (7-0) on Tuesday, April 14, 2009, subject to the following conditions: Site Plan: 1. Development is responsible for the fourth leg of the traffic signal at the intersection of Highland Drive and Denton Tap. The driveway may need to be shifted depending on the location of the existing traffic signal. 2. Revise last note within the PD conditions tabie to state that the only exception to the landscape section of the Zoning Ordinance relates to siight modifications to the perimeter landscaping along the interior property lines and all other categories of landscaping shali be adhered to. 3. Staff will determine if a decel lane is warranted along Denton Tap. Tree Survey: 1. Revise note at bottom of tree survey to state that, "Phase one development will not require any existing trees to be removed. Tree mitigation will be addressed during future phases that require tree removal." Please submit to the Planning Department by Wednesday, April 29, 2009, two (2) 24"x36" copies of the revised plans addressing the above stated conditions. Also, please submit one (1) 8Y~"xl 1" paper reduction along with one jpg, tiff, pdf, or similar electronic file. In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been completed and Council has approved the Ordinance, a copy will be sent to you. As a reminder, the zoning change sign can now be returned to the Planning Department for your deposit reimbursement of $150.
