Remarks:
A. Please revise all plans and piat(s) based on staff recommendations. Should the
applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the March 5, 2009
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the March 5,
2009 DRC meeting. Applicants will be asked to show, explain and defend any
revision. A representative of the project is required to attend this meeting.
C. The applicant will have until noon, March 10, 2009 to submit 12-24' x 36' sets,
FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG. TIF, PDF OR
S/MILAR ELECTRONIC FORMAT of each exhibit. Only two sets of revised
preliminary engineering and irrigation plans are required. Reductions and electronic
copies are not required of the engineering and irrigation plans.

2. Show the intersection of Highland Dr. and
Denton Tap on the plans.
3. Grading and drainage plans will be further
evaluated during the engineering plan review.
4. Explain the purpose of the 15 ft. by 50 ft.
easement shown on the plat.
5. Sidewalk should be built along Denton Tap.
6. Outfall of storm drain in swale is on another
property, you will need to stop it at property line and
include it in an easement or obtain permission from
property owner to install the outfall.
Fire Administration Michael Garza 2/26/2009 1. Building will need to be sprinkled.

Planning Department Matt Steer 2/26/2009 Site Pian:
1. Retitle to Lot 9, Block A, North Gateway Center.
2. Show all existing and proposed easements.
3. Include 6' masonry wall on north and west property
lines.
4. Is the wire fence proposed to be removed?
5. On Site Data Table, list proposed zoning as
PD-240R2-HC.
6. The parking requirements are not being met. Staff is
not comfortable granting an exception to the requirements
especially based on speculative retail/restaurant space.
7. Redo percentages devoted toward each use to meet
minimum parking standards.
8. Correct misspellings in chart.
9. Include vicinity map.
10. Remove landscape notes within table as these are
shown on the landscape plan.
Landscape Plan/Tree Survey:
1. Revise interior parking tree numbers to show 10
required. One is required at the end of each parking row.
2. Revise Perimeter Landscape numbers to reflect one
tree per 40' required along Denton Tap right-of-way and
along the north and west property lines as these have
residential adjacency. Include required and provided
areas of Perimeter landscaping.
3. List the required and provided front yard nonvehicular
open space within the table.
4. Denton Tap is a primary image zone and requires
Cedar Elms to be the dominant street tree to be planted in
groupings with accent trees such as Redbud, Wild Plum
and Sweet Gums.
5. Show all existing trees on northwest corner of site.
Elevations:
1. Include brick screening wall details.
2. Show sign areas at entries in a dashed box.
3. These elevations don't match the building footprints
shown on the site plan or landscape pian. Please revise.
4. Remove conceptual from titles of elevations as these
are being detailed.
5. Show a detail of the canopies on the west elevation.
6. Submit a color rendering and a color board with
sample materials at the DRC meeting.
