This letter is to inform you that on Tuesday, May 26, 2009 (6-1), the Coppell City Council opened the
public hearing for Case No, PD-241-SF/C. Red Hawk, a zoning change request from 0 (Office) to
PD-241-SF/C (Planned Development - 241- Single Family/Commercial) with a Detail Plan to allow 54
single-family lots with a minimum lot size of 5,765 square feet and an average lot size of 8,484
square feet, including the retention of the Bullock Cemetery on approximately 14,9 acres of property
and a Concept Plan for two commercial tracts containing approximately 1,5 acres of property, located
along the west side of S, Denton Tap Road, north of Bethel School Road and will continue the public
hearing to the June 16, 2009 meeting with the following verified conditions:
1. All stucco residential construction allowed on every fourth lot with earth-tone colors.
2, Ten-foot building setbacks all around the cemetery,
3, All residences to have carriage-style wooden garage doors.
4. Tree mitigation fees waived if comparable caliper inches of trees are planted on site estimated
to be 492 inches,
5, A 20-foot rear yard setback on Lots 18-26, Block A, with ten feet adjacent to the north
property line being a no-disturb tree area,
6, A drainage study acceptable to Engineering will be required.
7 Properly dimension width of Lots 6-12, Block A, Wynnpage Addition,
8, Address all drafting and clerical discrepancies outlined in earlier correspondence,
To be included in the June 16 Council packet, two (2) 24"x36" copies of the corrections must be in
the Planning office by noon Wednesday, June 3, 2009. Also, please submit one (1) 8Y2"x11" paper
reduction along with one jpg, tiff, pdf, or similar electronic file,
