CONSULTING ENGINEERS TO: City of Coppell Attn: Taryon Bowman, Shohre Daneshmand FROM: Ginn, Inc., city Engineer DATE: May 6, 1987 SUBJECT: EXXON SW Corner Sandy Lake Road & Denton Tap Road We have reviewed the above referenced project for conformance to City of Coppell subdivision ordinance, zoning ordinance, and standards, and the following sets forth our comments. 1. We have no objection to: S-1014 SUP, Gasoline Service Station; S-1015 SUP, Convenience Store; or S-1016 SUP, Car Wash, as Special Use Permits regarding zoning. Our comments are for preliminary plat/plan review at this time. 2. Right-of-way for Sandy Lake should be 120 feet~and 130 feet within 300 feet of intersection. 3. Driveway spacing shall be in accordance with subdivision ordinance. Please show adjoining proposed driveways along Denton Tap and Sandy Lake. 4. Driveway width is 30 feet maximum, unless request for variance is approved. 5. Indicate fire lanes on site plan and plat. 6. No median opening allowed along Sandy Lake, opposite driveway shown. 7. No open ditches shall be allowed along front of property. An enclosed system must be provided. 8. Need irrigation plan. 9. Show water meter location, details. 10. Provide fire hydrant(s) as per City requirements. 11. All water supplied to site must be metered. 12. Engineers seal required on plans.
