Agreement with HOA & Sadak

The following stipulations were suggested and/or agre~ upon by Sadak Shaik vice-
president of the board of directors of the Manara Academy and Amaris Obregon
Principal of Manara Academy during meetings at the Coppell Planning and Zoning
Commission and the Coppell City Council and at Town Hall meetings with residents of
the area:
. No queuing on Heartz
· 10 foot "no play" zone enhanced by a fully landscaped buffer to help mitigate
noise along London Way..
· On-site Parking (108 spaces) only to prevent any adjacent areas to be used as a
drop-off or pick-up points..
. 5 minute vehicle idle limit or "No Idle Zone" consistent with EPA regulations
· East Gate (London Way) to be locked at all times except for Emergency Vehicle
Use
. Limits on after school activities to one grade per night
. Limits on recess to no more than one grade level at a time (ie. staggered recess)
Several other stipulations have been identified to further enhance health, safety, and
ascetics of the property:
· Ascetic screening for dumpsters to comply with existing city code
· Extending the existing fence on the Northern property boundary from London
Way to Heartz.
· Addition of a 10 foot landscape buffer (bushes, hedges, etc) on the fence line
adjacent to London Way from the existing east gate to the Northern property
boundary.
Lastly, an original agreement between the builder, Ryland Homes, and Christ Our
Savior Lutheran Church was for Ryland to install an architectural fence along London
Way from the driveway on London Way to the Southern edge of the property and the
church would duplicate the fence to the northern property line. Ryland completed their
section of the fence but the church did not comply with the agreement. It would be
appropriate for the fence to be installed per the original agreement to complete the
architectural plan of the community.
