Manara DRC Meeting Notes MANARA ACADEMY, INC. E-mail: info@manaraacademy.org P.O. Box 271119, Flower Mound, TX 75027 972-739-6036 MANARA ACADEMY DRC MEETING COMMENTS AND RESPONSES Eneineerine Comments: 1. Heartz Road should be the only road to provide and egress to the charter school site. London Way should not be used to access the school property. a. The gate to London Way will be closed and locked before, during and after school hours. 2. Consider the onsite vehicle circulation shown on the exhibit provided; lIentrance only" from the northern most driveway off of Heartz Road and lIexit only" from the southern most driveway off of Heartz Road. a. We have demonstrated on our traffic circulation plan the path that cars would follow to enter and exit our school grounds. Cars will enter the parking lot at the northern entrance, which will be designated as "entrance onlylJ and they will wrap around our parking lot and returning to the front of the building. The cars will provide a drop off of the students at the front doors and then the cars will exit the parking lot at the southern most entrance, which will be designated as "exit onlylJ. 3. The 18' radius of the curve, encompassed by sidewalk, located at the top portion of northwestern face of the building may need to be modified in order to ease the turning radius due to circulation. a. The Manara board has consulted with the architects and has come up with the traffic circulation plan that would allow for the cars to maneuver around the 18' radius with ease. 4. Will the charter school incorporate a bus system for transporting students to and from school? If so, where is the proposed drop off site for buses? a. The Manara board is still investigating whether we will be using a bus system. If we do incorporate a bus system, we will only be utilizing one to two buses. The buses would enter the parking lot at the northern most entrance (the same as the other cars) and would loop around and drop the students off at the southern back door. The buses would then remain stable until the carpool lane is finished and then they will vacate the parking lot in the same manner. For dismissal, the buses will enter the parking lot in the same manner. Staff members will be assisting the direction of traffic to allow for smooth flow and transition of the buses into the carpool lane to exit the parking lot. The traffic circulation plan indicates the proposed flow of traffic if a bus system is incorporated. MANARA ACADEMY, INC. E-mail: info@manaraacademy.org P.O. Box 271119, Flower Mound, TX 75027 972-739-6036 5. Explain the water service abandonment. a. Manara Academy needs more information about this comment. Plannine Department: 1. Verify number of existing parking spaces, it appears that there are only 110 vs. 113. We physically verified the number of parking spaces and it is 111. 2. Include location of dumpster, and the proposed (existing?) screening. 3. Add hours of operation to Site Plan sheet. · The hours of school operation will be added by the architect to the Site Plan. They will read: Monday-Thursday: 8:00 am until 3:30 pm and Friday: 8:00 am until 1:00 pm for students. 4. Indicate maximum number of students, per grade including Grade 8 (ultimate). The site plan indicates 17 classrooms, and the written narrative indicates K-5 will occupy 16 classrooms. What happens when grades 6, 7 and 8 are added? Will the number of K-5 classrooms be reduced or will additional classrooms be added (i.e. conversion of Fellowship Hall/Nursery?) It appears that adequate parking would be available with the increase in number of classrooms. · According to our projected maximum numbers above, we will be using 15 classrooms in year one. Once we add other grades, we will then be converting the Fellowship Hall and Nursery area into classrooms. We will update the Site Plan. MANARA ACADEMY, INC. E-mail: info@manaraacademy.org P.O. Box 271119, Flower Mound, TX 75027 972-739-6036 6. Existing Zoning: S-1033R-SF-12, Proposed Zoning S-1033R2-SF-12 This information will be added to the Site Plan. 7. Need to provide additional data on projects drop-off/pick-up, will buses be used? Would there be a separate drop-?ff/pick-up area for buses? a. We have demonstrated on our traffic circulation plan that cars would enter the parking lot on the northern most entrance. Once they enter into the parking lot they will continue to the back of the lot and then loop back around and end at the front entrance of the building. We will have staff out directing traffic to ensure the safety and security of all students. The students will then be let out at the front entrance from their cars. This will allow the parents to create the carpool line and not have to exit their cars for their children. This also allows for the safety and security of all students because children will not be permitted to walk through the parking lot unattended. For those parents who wish to take their children into the school, they will enter the parking lot the same but park in a designated parking spot. For dismissal, the parents will park in the parking spaces and we will have designated dismissal points for the grade levels. b. The Manara board is still investigating whether we will be using a bus system. If we do incorporate a bus system, we will only be utilizing one to two buses. The buses would enter the parking I.ot at the northern most entrance (the same as the other cars) and would loop around and drop the students off at the southern back door. The buses would then remain stable until the carpool lane is finished and then they will vacate the parking lot in the same manner. For dismissal, the buses will enter the parking lot in the same manner. Staff members will be assisting the direction of traffic to allow for smooth flow and transition of the buses into the carpool lane to exit the parking lot. . The traffic circulation plan indicates the proposed flow of traffic if a bus system is incorporated. Floor Plan: 1. Indicate future classroom space (if applicable). · We will be converting portions of the fellowship hall and nursery area into classroom space as needed as we add grade levels through eight grade each year.. 2. Will the fellowship hall be the lunch room? a. We intend to use the Fellowship Hall as the cafeteria as long as the space requirements permit us. 3. Will there be anyon-site food preparation? a. No. There will not be anyon-site food preparation. MANARA ACADEMY, INC. E-mail: info@manaraacademy.org P.O. Box 271119, Flower Mound, TX 75027 972-739-6036 Elevation: 1.
