BEING a 0.918 acre tract of land situated in the Edward A. Crow Survey, Abstract
No. 301 in the City of Coppell, Dallas County, Texas and being part of a 12.69 acre
tract of land conveyed to H.T. Ardinger, Jr. by deed recorded in Volume 80024, Page 0676
of the Deed Records of Dallas County, Texas (DRDCT and being more particularly
described as follows:
BEGINNING at a concrete monument w'ith a 2 inch iron rod set for the point of
intersection of the south right-of-way line of Sandy Lake Road (I10 feet wide) as
dedicated by deed recorded in Volume 85192 Page a32 (DRDCT) with the northeasterly
line of said I2.69 acre tract of land;
THENCE with the northeasterly itne of said I 2,09 acre tract of land,
South 44°49'4(TM East a .listance of 21.18 feet to a concrete monument with a 2 inch
iron rod set for the point of :ntersectton of said northeasterly line with the west
right-of-way iine of Denton Tap Road (12C feet right-of-way) as dedicated in

THENCE departing the northeasterly tine of said 12.09 acre tract and following
the west line of said Denton Tap Road, South 00°lo'00'' West a ~istance of 185.28 feet
to a concrete monument with a ' Inch iron rod set for corner;

CONTAINING within these metes and bounds C.918 acres or 40,000 square feet
