Being A 5.16 acre tract of land situated in the Siebert Henderson Survey, Abstract No. 629, City of Coppell,
Dallas County, Texas, and being a portion of that certain tract of land to Texas District, The Lutheran
Church, Missouri Synod, by deed recorded in Volume 84031, Page 3165, Deed Record, Dallas County, Texas,
and being all that certain tract of land to Texas District of the Lutheran Church Missouri Synod, by deed
recorded in Instrument No. 201000063847, said Deed Records, and being more particularly described as
follows:
BEGINNING at a 5/8 inch iron rod found for the southeast corner of said Texas District, The Lutheran
Church, Missouri Synod tract, same being the northeast corner of Lot 1 R, Block A of Amending Replat Christ
Our Savior Lutheran Church, an addition to the City of Coppell, Dallas County, Texas, according to the plat
thereof recorded in Instrument No. 200900239191, Map Records, Dallas County, Texas, same being in the
west right -of -way line of London Way (a 50' right -of -way);
THENCE North 89 deg. 16 min. 04 sec. West, along the common line of said Texas District, The Lutheran
Church, Missouri Synod tract, and said Lot 1R, a distance of 473.78 feet to a 1/2 inch iron rod found for
the northwest corner of said Lot 1R, same being the southeast corner of a 7.5 foot right -of -way dedication
to the City of Coppell, as recorded in Volume 85162, Poge 3720, said Deed Records, same being in the
current east right -of -way line of Heartz Road (a 50' right -of -way);
THENCE North 00 deg. 09 min. 22 sec. East, along the current east right-of-way line of said Heartz Road,
a distance of 432.88 feet to a 1/2 inch iron rod set for the most westerly northwest corner of the herein
described tract, same being the south end of a corner clip at the intersection of the current east
right -of -way line of said Heartz Road with the south right -of -way line of Sandy Lake Road, same being the
southwest corner of City of Coppell Permanent Right -of -Way Dedication, by deed recorded in Volume 98197,

THENCE along the common line of said City of Coppell Permanent Right -of -Way Dedication, the north line of
the herein described tract, and the current south right -of -way line of said Sandy Lake Road as follows:
North 40 deg. 00 min. 30 sec. East, a distance of 8.38 feet to an 'X' cut set for the north end of
said corner clip, said corner being the beginning of a non tangent curve to the left having a radius of
1050.30 feet, and a delta angle of 03 deg. 02 min. 34 sec.;
Along said non tangent curve to the left, an arc distance of 55.78 feet, and a chord bearing and
distance of North 83 deg.. 38 min. 56 sec. East, 55.77 feet to an 'X' cut set for corner;
North 82 deg. 13 min. 33 sec. East, a distance of 199.23 feet to a 1/2 inch iron rod found for corner,
said corner being the beginning of a curve to the right having a radius of 950.00 feet, and a delta angle of
07 deg. 40 min. 19 sec.;
Along said curve to the right, an arc distance of 127.20 feet, and a chord bearing and distance of
North 85 deg. 50 min. 54 sec. East, 127.11 feet to an 'X' cut set for corner;
North 89 deg. 39 min. 57 sec. East, passing the southeast corner of said City of Coppell Permonent
Right -of -Way Dedication, same being the east line of said Texas District, The Lutheran Church, Missouri
Synod tract, same being the west line of aforesaid Texas District of the Lutheran Church Missouri Synod
tract, same being the southwest corner of that certain Permanent Right -of -Way Dedication to the City of
Coppell, by deed recorded in Volume 97175, Page 4316, aforesaid Deed Records, and continuing along the
south line of said Permonent Right -of -Way Dedication to the City of Coppell (Volume 97175, Page 4316),
and the current south right -of -way line of said Sandy Lake Road, a total distance of 100.71 feet to an 'X'
cut set for the northeast corner of the herein described tract, same being the intersection of the current
south right -of -way line of said Sandy Lake Rood with the west right -of -way line of aforesaid London Way
THENCE South 01 deg. 40 min. 11 sec. West, along the common line of said Texas District of the Lutheran
Church Missouri Synod tract, and the west right -of -way line of said London Way, a distance of 453.29 feet
to a 1/2 inch iron rod set for corner, said point being the south corner of said Texas District of the
