STAFF REPORT FEBRUARY 21, 1985

RE: Case %85-14-01 Windance
LOCATION: Westside of Harris Street north of Bethel School Rd.
~Q~ST: Requesting a zoning change from "MF-2" Multi-family
to "MF-2" Multi-family with a "Specific Use Permit"
for 25% masonry on the second floor.
APPLI~NT: Duane T. McClurg of Frontier Properties, Inc.
GE~RAL DESCRIPTION: The applicant is proposing to build a quadraplex
developoment on a 3.78 acre site. The 80% brick requirement for the
second floor would severly impair the design of the project and
is virtually impossible to comply with from a structural perscpective.
STAFF ~ALUATION: The applicants' request for 25% masonry on the
second floor is deemed as reasonable since the "broken wall" design
of the project makes the 80% requirement unfeasable.
PLANNING A~ ZONING COMMISSION:
The P &Z Commission recommended approval (4-0) of the
Specific Use Permit.
