WHEREAS, the CITY OF COPPELL, acting by and through the undersigned, their duly authorized representative, is
the sole owner of three tracts of land located in the JAMES W. ANDERSON SURVEY, ABSTRACT NO 18, Dallas
County, Texas, and being more particularly described as follows:
LEGAL DESCRIPTION
BEING 0.514 acre of land located in the JAMES W. ANDERSON SURVEY, ABSTRACT NO. 18, Dallas County,
Texas, and being the tracts of land conveyed to Dallas County Coppell Fresh Water Supply District No. 17, and
Coppell Water Works Association, by their respective deeds recorded in Volume 4296, Page 611 and Volume 4306,
Page 556 of the Deed Records of Dallas County, Texas, and a 20'x 45' strip of land claimed by the City of Coppell
by prescription. Said 0.514 acre of land being more particularly described by metes and bounds as follows.
BEGINNING at a 5/8" iron rod found at the Northwest corner of the Dallas County Coppell Fresh Water Supply
District No. 17 Tract, and the Southwest comer of Lot 3X, Block 1, LOST CREEK ADDITION, to the City of Coppell
by the plat recorded in County Clerk's File No. 20080103717 of the Deed Records of Dallas County, Texas, and
said POINT OF BEGINNING lying in the East right -of -way line of Coppell Road (a variable width public right -of -way),
THENCE N 89' 39'23" E 153.28 feet, along the North boundary line of said District No. 17 Tract, and the
South boundary line of said Lot 3X, to a 5/8" iron rod found at the Northeast corner of said District No. 17 Tract,
and the Northwest corner of a tract of land conveyed to Roy Delbert Onstott by the deed recorded in Volume
81005, Page 339 of the Deed Records of Dallas County, Texas,
THENCE S 00' 23'41"W 134.00 feet, along the East boundary line of said District No. 17 Tract, and the
West boundary line of said Onstott Tract, to a fence post found at the Southeast corner of said District No. 17
Tract,
THENCE S 89' 36'57"W 7.73 feet, along the South boundary line of said District No. 17 Tract, to a' /2" iron
rod marked "Brittain & Crawford ", set at the Northeast comer of the aforesaid Coppell Water Works
Association Tract.
THENCE S 00' 31' 12" E 70.00 feet, along the East boundary line of said Coppell Water Works
Association Tract, and the East boundary line of the aforesaid 20' x 45' strip of land claimed by the City of
Coppell, to a'/2" iron rod marked "Brittain & Crawford ", set in the North right -of -way line of Bethel Road (a
variable width public right -of -way);
THENCE S 89' 36'57"W 20.00 feet, along the North right -of -way line of said Bethel Road, to a'/2" iron rod
marked "Brittain & Crawford', set at the Southeast comer of a tract of land conveyed to Charles M. and
Wynona J. Chance by the deed recorded in Volume 2004131, Page 6863 of the Deed Records of Dallas
County, Texas,
THENCE N 00' 31'12"W 70.00 feet, along the East boundary line of said Chance Tract, to a '/2" iron rod
marked "Brittain & Crawford ", set at the Northeast corner of said Chance Tract, and the Northwest corner of
the aforesaid Coppell Water Works Association Tract, and said point lying in the South boundary line of the
aforesaid District No. 17 Tract,
THENCE S 89' 36'57"W 99.93 feet, along the South boundary line of said District No. 17 Tract, and the
North boundary line of said Chance Tract, to a '/2" iron rod found at the Northwest corner of said Chance Tract,
THENCE S 00' 15'31" E 19.96 feet, along the West boundary line of said Chance Tract, and the most
Westerly East boundary line of said District No. 17 Tract, to a '/2" iron rod found at the most Southerly
Southeast corner of said District No 17 Tract, and the Northeast corner of a tract of land conveyed to Joe
Stuart Shirley by the deed recorded in Volume 97076, Page 3708 of the Deed Records of Dallas County,
Texas,
THENCE S 890 46'01"W 24.76 feet, along the South boundary line of said District No. 17 Tract, and the
North boundary line of said Shirley Tract, to a %2- iron rod rnarked "Brittain & Crawford-, set at the Southwest
corner of said District No. 17 Tract, and the Northwest corner of said Shirley Tract-,
THENCE N 00' 00'31'W 154.00 feet, along the West boundary line of said District No. 17 Tract, and the
East right -of -way line of aforesaid Coppell Road, to the POINT OF BEGINNING containing 0.514 acre (22,379
square feet) of land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That, the City of Coppell does hereby adopt this plat designating the hereinabove described property as LOTS 1
and 2, BLOCK A, OLD TOWN WATER TANK /OFFICE ADDITION, to the City of Coppell, Dallas County, Texas,
and do hereby dedicate to the public the streets and easements shown hereon.
