Texas 75019 ,~ /~ The City W~th A Beautiful Future 2~4-462-0022 July ZO, 1987 Mr. Greg Kuhn Albert Halff & Associates 8616 Northwest Plaza Drive Dallas, Texas 75ZZ5 RE: Case #S-1007, S-1008, S-1009, S-1010, S-1011, S-I017, S-1018, Valley Ranch Center and Valley Ranch Plaza - Preliminary Plats Dear Mr. Kuhn, Please be advised that the above mentioned projects were approved by the Coppell City Council on July 14, 1987, with the following conditions, as listed below: S-1007 - Special Use Permit, to allow the operation of a car wash, located at the S.E. corner of MacArthur and Beltline, was approved providing that: a) the car wash have internal drainage to prevent water from run- ning onto the street. b) the architectural renderings become part of the approval. c) building to be built in accordance with said renderings. d) photographic reproductions be provided by the developer to the City and filed with the case. S-1008 - Special Use Permit to allow the operation of a gasoline service station, located at the S.E. Corner of MacArthur and Beltline was approved provided that: a) architectural renderings be incorporated and the building be built in accordance with said renderings. b) photographic reproductions be provided by the developer to the City and filed as part of the S.U.P. S-1009 - Special Use Permit to allow the operation of a grocery store, located at the S.E. corner of MacArthur and Beltline, was approved provided that: a) architectural renderings become part of the S.U.P. and structure be built in accordance with said renderings. b) the developer will furnish photographic reproductions to be filed with the case. c) that no outside storage be allowed. S-1010 - Special Use Permit to allow the operation of a gasoline station, located at the S.W. corner of MacArthur and Beltline, was approved with the stipulation that: a) building be built in accordance with architectural renderings. b) photographic reproductions to be provided by the developer and filed as part of the S.U.P. S-1011 - Special Use Permit to allow the operation of a car wash, at the S.W. corner of MacArthur and Beltline, was approved providing that: a) said car wash provide internal drainage to prevent the water from running onto the adjacent streets. b) the building be built in accordance with architectural renderings. c) the developer provide photographic reproductions which will be- come part of the S.U.P. S-1017 - Special Use Permit to allow the operation of a convenience store, located at the S.E. corner of MacArthur and Beltline, was approved with the stipulation that: a) the building be built in accordance with architectural renderings. b) photographic reproductions to be provided by the developer and filed as part of the S.U.P. S-1018 - Special Use Permit to allow the operation of a convenience store, located at the S.W. corner of MacArthur and Beltline, was approved with the stipulation that the building be in accordance with architectural render- ings and photographic reproductions be provided by the developer and be- come part of the S.U.P. as filed. Additionally, the preliminary plats for Valle}, Ranch Center and Valley Ranch Plaza were approved by the City Council on July 14, 1987.
