Whereas JGMS Investments LLC is the sole owner of and this replat being all
of lots 1R, 2R, 3R, and 4R of the Replat of Petterson Addition, an
addition to the city of Copped as recorded in Instrument Number
200900063608 of the Real Property Records of Dallas County, Texas, situated
in the George W. Jack Survey, Abstract Number 694, and being more
particularly described as fellows:
BEGINNING at a 5/8 inch iron rod with cap stamped "R.P.L.S. 5430" set for
corner on the east line of Cottonwood Estates Addition, an addition to the city
of Coppell, Dallas County, Texas as recorded in Volume 78225, Page 23, of the
Real Property Records of Dallas County, Texas, sold point also being the
southwest - corner of Lot 1R of sold Petterson Addition Replat, from which a
112 inch iron rod found for the southwest corner of said Petterson Addition
Replat bears South 00 degree 06 minutes 09 seconds East, 15 feet ;
THENCE North 00 degree 06 minutes 09 seconds West, along the east line of
sold Cottonwood Estates, a distance of 484.53 feet to a 112 inch iron rod
found with cap, said point also being the most northerly southwest corner of
SUMMER PLACE ADDITION, on addition to the City of Coppell, as recorded in
Volume 86115, Page 923 of the Real Property Records of Dallas County, Texas;
THENCE North 89 degrees 44 minutes 46 seconds East, along the south line of
said Summer Place Addition, a distance of 177.37 feet to a "X" cut found in
concrete, sold point being the beginning of a curve to the right having a radius
of 20.00 feet, a central angle of 90 degrees 05 minutes 59 seconds, and a
chord which bears South 45 degrees 12 minutes 15 seconds East, 28.31 feet;
THENCE along said curve to the right a distance of 31.45 feet to a "X" cut
found in concrete, sold point also being on the most southerly west line of
sold Summer Place Addition;
THENCE South 00 degree 09 minutes 15 seconds East, along the west line of
sold Summer Place Addition, a distance of 464.84 feet to a 518 inch iron rod
with cap stamped "R.P.L.S. 5430" set for corner, sold point being the
southeast corner of said lot 1R, from which a 112 inch iron rod found for the
southeast corner of said Petterson Addition bears South 00 degree 09minutes
15 seconds East, 15 feet;

of sold lot 1R, a distance of 197.84 feet to the PLACE OF BEGINNING and
