REQUEST: Zoning change from "C" Commercial to "C-S.U.P. -
Commercial with a Specific Use Permit for a
Grocery store.
APPLICANT: Connell/Skaggs Addition
GENERAL DESCRIPTION: Applicant is requesting a Specific Use Permit
for a grocery store as required by section 29.9.of the Zoning
Ordinance.

Zoning Change Request
The applicant is applying for a Specific Use Permit (S.U.P.)
for a grocery store and also a gasoline station.
They have been previously approved by P & Z without a S.U.P.,
but was tabled by Council. A misunderstanding, of the
parties concerned, led to this not being requested the first
time around. The applicant neglected to apply for a S.U.P.
In our review, we failed to pick it up as being required to
have a S.U.P.; therefore, it went through P & Z without a
S.U.P. request.
All of the items in previous submittals have been addressed
to our satisfaction completely, except the drainage on the
west portion of the project. This can be worked out when
Phase 3 is under consideration, we feel.
We recommend approval of the request for a Specific Use
Permit and reaffirm approval of Preliminary Plat.
