REQUEST: Zoning change from "C" Commercial
to "C-S.U.P. Commercial with a Specific
Use Permit for a car wash use.

GENERAL DESCRIPTION: Applicant is requesting a specific use permit
for a car wash as required in the zoning ordinance. The applicant has already
received Planning & Zoning approval on specific use permits for a grocery store
and gasoline station at January 16, 1986 regular Planning and Zoning meeting.

Zoning Change Request
The applicant is applying for a Specific Use Permit (S.U.P.)
for a car wash at the gasoline station site.
At the previous P & Z meeting they requested an S.U.P. on
the gasoline station site, but the staff did not have
knowledge that a car wash would be included, since no plans
were submitted indicating same.
The drainage conflict on the west end of the property is
still unresolved. We would recommend approval of the request
for an S.U.P. for the car wash, with the stipulation that the
drainage issue be resolved prior to submittals of plans for
final review and approval.
P & Z should require that an additional 10' right-of-way
dedication be provided along Denton Tap Road, within 300 feet
of the intersection, instead of the 5' as shown.
