particularly described as follows;
BEGINNING at an 'X' cut found in concrete for a corner being the southwest corner of said Coppell Trade

as recorded in Vol. 79085, Pg. 2171 of Deed Records of Dallas County, Texas (D.R.D.C.T.), said point also
being in the north line of Sandy Lake Road (a variable width right-of-way);
THENCE North 00'37'00" West, along the common property line of said Coppell Trade Center tract and said
31.57 acre tract, a distance of 1387.40 feet to a 5/8 -inch iron rod found for a corner, said corner
being the northeast corner of said 31.57 acre tract and the northwest corner of said Coppell Trade Center
tract, said corner also being in the south line of Lot 1, Block B of Prologis Park One Twenty One, an
addition to the City of Coppell as recorded under Instrument No. 201600032196, Official Public Records,
Dallas County, Texas (O.P.R.D.C.T.);
THENCE South 89'53' 16" East, along the common line of said Coppell Trade Center tract and said Lot 1,
Block B, a distance of 113516 feet to a 1/2 -inch, iron rod found for a corner, said corner being in the
southwesterly line of Freeport Parkway (a variable width right-of-way);
THENCE South 34'37'17" East, departing the south line of said Lot 1, Block B, along the common line
between said Freeport Parkway and the remainder of said Coppell Trade Center tract, a distance of 206.73
feet to a 1/2 -inch iron rod found for the beginning of a circular curve to the right, having a radius of
1144.92 feet, a central angle of 02' 14'32" and a chord which bears South 33'30'01 " East, a distance of
44.80 feet;
THENCE Southeasterly, along the common line between said Freeport Parkway and said circular curve to the
right, an arc distance of 44.81 feet to a 1/2 -inch iron rod found for a corner, said corner being the
most northern corner of Lot 1, Block C of said Prologis Park Addition;
THENCE South 00'37'18" East, departing the south line of said Freeport Parkway, along the common line
between said Coppell Trade Center tract and said Lot 1, Block C, a distance of 1183.18 feet to a
5/8 -inch iron rod found for a corner, said corner being the southeast corner of said Coppell Tracde
Center tract, same being the southwest corner of said Lot 1, Block C, said corner also being in the north
line of said Sandy Lake Road;
THENCE North 89'45' 12" West, along the common line of said Coppell Trade Center tract and the north line

NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That, Coppell Trade Center, L.P., does hereby adopt this plat designating the
herein described property as COPPELL TRADE CENTER, Lot 1R3, Block 1, an
addition to the City of Coppell, Texas, and does hereby dedicate, in fee simple,
to the public use forever the streets shown thereon. The easements shown
thereon are hereby reserved for the purposes indicated. The utility and fire
lane easements shall be open to the public, fire and police units, garbage and
rubbish collection agencies, and all public and private utilities for each particular
use. The maintenance of paving on the utility and fire lane easements is the
responsibility of the property owner. No buildings, fences, trees, shrubs, or
other improvements or growths shall be constructed, reconstructed or placed
upon, over or across the easements shown. Said easements being hereby
reserved for the mutual use and accommodation of all public utilities using or
desiring to use same. All and any public utility shall have the right to remove
and keep removed all or parts of any buildings, fences, trees, shrubs, or other
improvements or growths which in any way endanger or interfere with the
construction, maintenance or efficiency of its respective right or ingress or
egress to or from and upon the said easement for the purpose of constructing,
reconstructing, inspecting, patrolling, maintaining and adding to or removing all
or parts of its respective systems without the necessity at any time of
procuring the permission of anyone. (Any public utility shall have the right to
ingress or egress to private property for the purpose of reading meters and
any maintenance or service required or ordinarily performed by the utility).
Water main and waste water easements shall also Include additional areas of
working space for construction and maintenance or the systems. Additional
easement area is also conveyed for installation and maintenance of manholes,
cleanouts, fire hydrants, water services and waste water services from the main
to the curb or pavement line, and description of such additional easements
herein granted shall be determined by their location as installed.
This plat approved subject to all platting ordinances, rules, regulations, and
resolutions of the City of Coppell, Texas.
