165 of the Map Records of Dallas County, Texas, being that same tract of land conveyed to Alejandro Romero according to the deed
recorded in Instrument No. 201700049232, of the Deed Records of Dallas County, Texas, and being more particularly described by
metes and bounds as follows; (Bearings and distances are based on the North line of Irby Addition, recorded in Volume 32, Page 165
of the Map Records of Dallas County, Texas (S89° 11'00"E)):
BEGINNING at a 1/2 inch rebar found for corner in the North right-of-way line of Oak Grove Lane (60 foot right-of-way), said point
being the Southwest corner of Lot 16 of said Irby Addition and the Southeast corner of said Lot 15;
