Claymoore Engineering, Inc 1903 Central Dr., Suite 406 Bedford, Texas 76021 RE: PD-133R8-HC, Magnolia Office Park (Savannah Coppell) Dear Mr. Moore: This letter is to inform you that PD-133R8-HC (Planned Development District-133 Revision 8- Highway Commercial) to attach a Detail Site Plan to allow six, one-story office buildings to be located on the south side of S.H. 121, approximately 215 feet west of N. Denton Tap Road, was approved by the City Council (7-0) on April 24, 2018, subject to the following conditions: 1. There may be additional comments during the Detail Engineering review. 2. A plat will be required. 3. All proposed wall signage shall comply with ordinance requirements, be consistent in style and material. 4. The masonry screening wall adjacent to the residential shall be 8’in height and constructed prior to issuance of a building permit. 5. The applicant and staff to explore options to close the gap in the screening wall abutting Magnolia Park. 6. The sewer line across the rear of the property to be private. In order to prepare an ordinance, we need to assemble appropriate documentation. Therefore, please submit to the Planning Department two (2) 24”x36” copies and a .pdf of the revised plans reflecting the above-stated conditions on or before 12 noon, Wednesday, May 9, 2018. When the ordinance has been completed and Council has approved it, a copy will be sent to you.
