RE: Case No. PD-231-H, Oroza Office Addition, lots 1 & 2, Block A,
Dear Mr. Oroza:
This letter is to inform you that Case No. PD-231-H, Oroza Office Addition, Lots 1 & 2, Block A, a
zoning change request from H (Historic) to PD-231-H (Planned Development 231-Historic) to allow
the construction of a two-story, 3,620-square-foot office building and retention of the existing
residence on approximately 0.44 acres of property located at 528 and 532 Coppell Road, was
approved by the Coppell City Council (6-0) on Monday, November 12, 2007, subject to the
following conditions:
1) Revise landscape area calculations to include the proposed square footage of the entire
turf-stone area.
2) Within the PO Conditions Table:
a. Include required and provided area calculations for each landscape category.
b. Include number of required 3" caliper trees and number of provided trees with sizes.
3) Indicate that the fence on the north end is "to be replaced" and that the one on the east
end is "existing".
4) A tree removal permit is required prior to the start of construction.
5) Insure fire lane is constructed to Engineering standards.
Please submit to the Planning Department by Wednesday, November 28, 2007, two (2) 24"x36"
copies of the revised plans incorporating the above-stated conditions. Also, please submit one
(1) 8W'x11" paper reduction along with one jpg, tiff, pdt. or similar electronic file.
In order to prepare an Ordinance, we need to assemble appropriate documentation. When
this has been completed and Council has approved the Ordinance, a copy will be sent to you.
As a reminder, the zoning change sign can now be returned to the Planning Department for
your deposit reimbursement of $150.
