To the Coppell Planning Department:
This letter is to reflect that, in a joint effort, Carlos Oroza. and I have entered into an agreement to share land
along our property lines on S. Coppell Road for the purpose of creating a shared driveway of20 feet into
our property and a shared parking lot at the back of the property. My property is located at 532 S. Coppell
Road. Mr. Oroza. will develop the driveway and parking lot and provide fencing.

This is to certify that I have, this date, made an on the ground survey of the property
located on 528 South Coppell Road in the City of Coppell, Texas, described as follows:
Being a 0.22 acre tract ofland situated in the James W. Anderson Survey, Abstract No.
18, Dallas County, Texas, being all that certain tract of land conveyed to Carlos G. Oroza
and wife, Maria Oroza by deed recorded in Volume 2002049, Page 7114, of the Deed
Records of Dallas County, Texas and being more particularly described by metes and
bounds as follows:
BEGINNING at a 3/4 inch iron pipe found for the northwest comer of said Oroza tract,
same being the southwest comer of Lot 1 of JWI Addition, an Addition to the City of
Coppell, Dallas County, Texas, according to the plat recorded in Volume 2001165, Page
98, of the Map Records of Dallas County, Texas, same being on the east right-of-way line
of South Coppell Road (60' right-of-way);
THENCE South 88022'26" East, along the common line of said Oroza tract and Lot 1, a
distance of 180.00 feet to a 3/4 inch iron pipe found for the northeast comer of said Oroza
tract, same being in the south line of said Lot 1, same being the northwest comer of Open
Space Area "X5" of Old Coppell Townhomes, an Addition to the City ofCoppell, Dallas
County, Texas, according to the plat recorded in Volume 2004148, Page 58, of said Map
Records;
THENCE South 00020'53" East, along the common line of said Oroza tract and Open
Space Area "X5", passing the southwest comer of said Open Space Area "X5" and the
northwest comer of Lot 9, Block A, of said Old Coppell Townhomes, and continuing a
total distance of 55.00 feet to a 1/2 inch iron rod set for the southeast comer of said Oroza
tract, same being the northeast comer of that certain tract ofland conveyed to Jean Murph
by deed recorded in Volume 84048, Page 6338, said Deed Records, same being in the
west line of said Lot 9;
THENCE North 88022'38" West, along the common line of said Oroza and Murph tracts,
a distance of 180.33 feet to a 1/2 inch iron rod found for the southwest comer of said
Oroza tract, same being the northwest comer of said Murph tract, same being on the said
east line of South Coppell Road;
THENCE North 00000'00 East, along the common line of said Oroza tract and said east
line of South Coppell Road to the POINT OF BEGINNING and containing 9,904 square
feet or 0.22 acres of computed land.
