Remarks:
A. Please revise all plans and plat(s) based on staff recommendations. Should
the applicant disagree with staff comments, please provide reasons why staff
recommendations should not be followed when you attend the October 4,
2007 Development Review Committee (ORC) meeting.
B. Each applicant will bring two new sets of revised plans and plat(s) to the
October 4, 2007 DRC meeting. Applicants will be asked to show, explain
and defend any revision. A representative of the project is required to attend
this meeting.
C. The applicant will have until noon, October 9, 2007 to submit 12-24' x 36'
sets, FOLDED, and three (3) reduced paper copies (8 1/2 X 11) and JPEG,
TIF. PDF OR SIMILAR ELECTRONIC FORMA T of each exhibit. Only two
sets of revised preliminary engineering and irrigation plans are required.
Reductions and electronic copies are not required of the engineering and
irrigation plans.

2. Utility/drainage plans should be prepared by an
Engineer.
1. Fire lane required. The 20-ft access easement will
need to be fire lane/access and constructed to
Engineering standands.
1. Tree Removal Permit will be required prior to start
of construction.
Site Plan:
1. Enlarge title block and rename to Oroza Office
Addition, Lots 1 & 2, Block A.
2. Include the business address within the contact
information listed above the title block for
correspondence relative to this case.
3. Include new lot # and block letter on the plan.
4. Ensure all mechanical equipment is to the rear and
screened.
5. Show the zoning on the adjacent properties as
PD-188-H to the north, PD-197R-H to the east. H to the
south and PD-186R2-LI to the west.
6. Double check the 1 DO-year flood plain. I think this is
just a contour.
7. What does (Deed Call) (N 00 W 180.00') refer to
(located in the middle of the south lot)?
8. Change symbol for the fence. W is used for
waterline, and include fence details on the elevations
sheet (should be 6-8' wood and have a trim cap).
9. Include utility lines and notes on the Preliminary
Engineering Plans. Only show existing and proposed
easements on site plan.
10. Is the lighting shown walkway lighting or street
lamps. Please include details of street lamps on
elevations. These shall match the street lamps already
found within the district (refer to the Townhome
project to the east).
11. Include all symbols and lines used within the
legend.
12. 150 square foot islands with trees are required at
the end of each parking row.

building calculations are not included within the data
represented.

15. Is 32' 11" height measured to the peak? If so, then
label as such.
16. Proposed lot coverage is the building footprinUlot
size. Please correct.
17. F.A.R. is the total floor area to lot area ratio.

18. Provide a cross parking/shared parking agreement.
19. Include a vicinity map.
20. Include PO Conditions Table on Site Plan. This
should state that the perimeter landscaping is not
being provided on the interior property lines.
21. Increase scale to 1 :10 and resize all plans.
22. Drive entry shall be stamped concrete in
accordance with the Streetscape Section of the
Subdivision Ordinance.
Landscape Plan/Tree Survey:
1. Ensure plans are prepared by a Landscape Architect
and his/her signature and seal is present.
2. Ensure all proposed plantings are included within
the plant palette.
3. Include landscape area and tree calculations for the
three categories - perimeter, interior and nonvehicular
(required and provided). Refer to Landscaping
Section within the Zoning Ordinance and attached
summary sheet. Take note that each category is stand
alone and cannot be used for another.
4. A tree is required at the end of each parking row.
5. If including the tree survey within this sheet, include
all required tree survey details (see Tree Survey
Section of the Zoning Ordinance) and only submit one
sheet.
Tree Survey:
1. If possible combine with Landscape Plan.
2. If not possible, remove all platting signature blocks
not relative to the tree survey, and refer to the
Ordinance for requirements (Chart required).
3. Tree Surveys are required to be done by a
registered Arborist, Texas Nurseryman or Landscape
Architect.
Elevations:
1. Enlarge specification table and move out of title
block to the plan.
2. Include attached signage if any is proposed.
3. Ensure foundation is brick veneer.
4. Submit a color board with material samples and a
color rendering or color elevation at the DRC Meeting.
Floor Plans:
