2. Surveyor has made no investigation or independent search for easement of record,
encumbrances, restrictive covenants, ownership title evidence, or any other facts that an

4. The purpose of this Amending Plat is to revise the 100 Year Flood Plain Limits and
building lines in accordance with the location of Zone "AE" on the FEMA Map Panel No.
48113CO135K, dated July 07, 2014.
5. The property described in this plat is located within close proximity to the flight approach
and departure paths of Dallas—Fort Worth International Airport and may be subject to
increased noise levels resulting from aircraft operations occurring above or in close proximity
to the property.
6. All franchise utility providers have been contacted and provided a copy of this plat for
their review, and have confirmed that no additional easement are required for their facilities.

2.The developer, builder, seller, or agent shall inform in writing, each prospective buyer of
subdivision lots or property located within special Flood Hazard Ares of this site that such
property is in an identified Flood Hazard Area and that all development must conform to
the provisions of the City of Coppell Flood Management Ordinances.
The written notice shall be filed for record in the County Deed Records and a copy of the
notice must accompany the application for development permit. (Per Vol. 91059, Pg 142)
3. Due to the proximity of DFW Airport to the Ookbend Subdivision, purchasers of lots are
hereby notified that there may be occurrences of ambient aircraft noise due to aircraft over
flights. (Per Vol. 91059, Pg 1427).

14. Developer is responsible for paving two (2) lanes of State Road from his south property
line (north line of Malzahn property) all the way to Thweatt Road.
15. Masonry screening wall must be built along Thweatt Road and State Road.
16. Due to the proximity of DFW Airport to this subdivision, all purchasers of homes shall be
notified and required to sign an affidavit to the Municipal Utility District (MUD)
notification required by state law. This notification shall become a part of all executed
earnest money contracts. The notification shall contain but limited to the following:
"Due to the proximity of DFW Airport to this subdivision, all Purchasers of lots
are hereby notified that there may be occurrences of ambient. noise due to
aircraft over flights and possible expansions of said DFW Airport".
An executed notification shall be supplied to each lot buyer at the time
a contract is executed.
17. All other requirements to follow City Regulations for SF -9 Zoning.
18. All franchise utilities have each been contacted and provided a copy of this plot and
development proposal and, all franchise utility easements and/or abandonment's are
currently shown that the surveyor has been advised of.

NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:

accommodation of all public utilities using or desiring to use same. All and any public utility shall have the right to remove and keep removed
all or parts of any buildings, fences, trees, shrubs, or other improvements or growths which in any way endanger or interfere with the
construction, maintenance or efficiency of its respective right or ingress or egress to or from and upon the said easement for the purpose of
constructing, reconstructing, inspecting, patrolling, maintaining and adding to or removing all or parts of its respective systems without the
necessity at any time of procuring the permission of anyone. (Any public utility shall have the right to ingress or egress to private property for
the purpose of reading meters and any maintenance or service required or ordinarily performed by the utility).
Water main and waste water easements shall also include additional areas of working space for construction and maintenance or the systems.
Additional easement area is also conveyed for installation and maintenance of manholes, cleanouts, fire hydrants, water services and waste water
services from the main to the curb or pavement line, and description of such additional easements herein granted shall be determined by their
location as installed.
