Claymoore Engineering, Inc 1903 Central Dr., Suite 406 Bedford, Texas 76021 RE: PD-133R8-HC, Magnolia Office Park (Savannah Coppell) Dear Mr. Moore: This letter is to inform you that PD-133R8-HC (Planned Development District-133 Revision 8- Highway Commercial) to attach a Detail Site Plan to allow six, one-story office buildings to be located on the south side of S.H. 121, approximately 215 feet west of N. Denton Tap Road, was recommended for approval by the Planning & Zoning Commission (6-0) on March 22, 2018, subject to the following conditions: 1. There may be additional comments during the Detail Engineering review. 2. A plat will be required. 3. All proposed wall signage shall comply with ordinance requirements, be consistent in style and material. 4. The masonry screening wall adjacent to the residential shall be constructed prior to issuance of a building permit. 5. The applicant and staff to explore options to close the gap in the screening wall abutting Magnolia Park. 6. The sewer line across the rear of the property to be private. 7. Revise the Site Plan and the Landscape Plan to shift Buildings 2 and 5 to the north and relocate the row of parking to the south of these buildings to be in compliance with the maximum of 50% of the parking in the front yard. The date scheduled for consideration by the Coppell City Council is Tuesday, April 10, 2018, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect the conditions as recommended by the Planning & Zoning Commission. Therefore, please submit to the Planning Department two (2) 24”x36” copies of the revised plans reflecting the above-stated conditions on or before 12 noon, Wednesday, March 28, 2018.
