Box 9478 Coppell, TX 75019 Dear Sir or Madam: APR 13 2018 itanruny Department My name is Jennifer Bunting, and I live in one of the homes that is within the 200 foot notification area of the Magnolia Office Park on SH 121. My home will be directly affected by the construction and the office park itself, since my property driveway backs up to the proposed lot. I would like to express my concerns in the following areas. First, I have heard some discussion that the wall will only be 6 feet tall. I would hope that would not be the case, since the wall from the bank is 8 feet and it would not look right if they were not the same length. I feel like 8 feet should be the minimum height because it will block more noise and activities, as well as protect the privacy of the neighboring homes. In addition, I would hope that the wall will be the FIRST thing to be built during construction, rather than the last to avoid unnecessary traffic entering and leaving our neighborhood. Secondly, I am concerned about the noise factor with regard to the lack of vegetation. I think the addition of any trees along the rear and front edge of the planned property would help with some of the noise and wind. More mature trees, however more expensive, would be ideal, because there is nothing to block the wind coming from the southwest/airport area. This area gets a lot of wind, and the addition of more vegetation would definitely help. I agree that this type of planned development is probably the best thing that could go into this location. I would prefer that it stay in its natural setting, but if something must be built there, this would be my choice of development. I would definitely not like any type of retail, fast food, or ;as station establishments. The Magnolia Office Park is a better alternative. I would also hope that there will be guidelines for upstanding tenants that will not likely disturb the peace. 4 Thank you for providing the opportunity to comment on this development.
