P&Z Action letter.PD November 16, 2018 David Bond Spiars Engineering 765 Custer Road, Suite 100 Plano, Texas 75057 david.bond@spiarsengineering.com RE: PD-296-LI, Samaritans Purse Dear Mr. Bond: This letter is to inform you that PD-296-LI (Planned Development-296- Light Industrial), for a Detail Site Plan to allow an approximate 85,220 square foot office warehouse building on 10.683 acres of property located at the Creekview Drive, approximately 500 ft north of Bethel Road, was recommended for approval by the Planning & Zoning Commission (7-0) on November 15, 2018, subject to the following conditions: 1. Additional comments may be generated upon detail engineering review and building permit. 2. All landscape areas shall be irrigated. 3. Tree mitigations fees shall be paid and a tree removal permit shall be required prior to the removal of any trees. 4. All signage must meet ordinance requirements. 5. Approval of the three modification requests: a. To allow trees planted outside of the 15-ft landscape setback along Creekview Drive as shown. b. No screening shrubs along the west property line adjacent to the parking area. c. To allow the existing 27 trees within and additional 9 trees just outside of the western setback to account for the 36 required trees. The following corrections to the plans also need to be made prior to the resubmittal of the plans for City Council: a) Add the project name to the title block; b) correct the notation for the drive aisle on the northern end to all be 24-ft; c) verify that all landscape islands contain a minimum of 150 sq ft. The date scheduled for consideration by the Coppell City Council is Tuesday, December 11, 2018, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect the conditions as recommended by the Planning & Zoning Commission. Therefore, please submit to the Planning Department two (2) 24”x36” copies of the revised plans reflecting the above-stated conditions on or before 12 noon, Wednesday, November 28, 2018.
