Marcie,
It was good meeting with you yesterday. As I said in our meeting, as a long term owner of commercial real estate we
pride ourselves in having high standards and would not allow any tenant to in any way diminish the quality or
appearance of our assets. We routinely visit our prospective tenants existing facilities to make sure that their operation
is up to our standards. If we felt this operation was not up to our standards we would not have entered into a lease.
Black Horse Carriers is a privately held 3rd party logistics company who has their own fleet of trucks. They will be
occupying 63,911 SF and have approximately 3,500 SF of office, 19 docks and 1 drive in door. This facility will employ
roughly 10 people in the office, 20 in the warehouse and 30 truck drivers. Black Horse operates Monday through Friday
and occasionally on Saturday. They are closed on Sunday. When the trucks are not in service they will be parked at the
truck docks and in the trailer stalls.
We want the ability to pave 9 trailer stalls in lieu of 21 land bank automobile stalls that were previously approved. I
believe we are complying with the Development Agreement in terms of overall green space. We are relocating existing
landscaping as well as adding additional evergreen landscaping to create visual screen to minimize impacts to the future
hike and bike trail. Because this is in an existing truck court, and at the southern end of the truck court of the adjacent
building, the visual impact of this from Southwestern should be considered minimal.
In addition to what is shown on the plan, we would be willing to provide additional landscape screening within the
future hike and bike trail and add wheel stops to eliminate damage to landscape screening.
We would love to get this approved quickly without going through the full Planning and Zoning process. Please let me
know if there is anything else you would like to see.
