-The sidwalk apears to just end in the NW corner.
-FDC to be located adjacent to FH
Utility Plan:
-Fix ROW line label on the utility plan.
-Provide preliminary DAM, SD & GR
-The utility crossings need to be added to the Infrastructure
package. I would expect to see a plan revision submitted for
approval and issued to the contractor.
Fire Tim Oates 1. Fire riser room shall be a minimum of 64sf (8'x8')
2. FDC shall be located adjacent to a fire hydrant, 3' - 6' from
fire lane easement.
3. Show proposed fire hydrants along Private Drives "B" and
"C"
4. Fire hydrant on east side of development is shown to be a
public hydrant.

Concept Plan (CP-2)
1. Revise the Concept Plan to better designate which lots
have been approved, are under consideration, and still in
concept plan stage. Similar to Sheet A-2 dated 1/28/16,
include an updated data table and PD Conditions and
proposed building footprints
2. Designate which (all remaining?) infrastructure that will be
built with these two lots and/or if they are being built with Phase
1.
3. The Phase 3 Concept Plan indicates the extension on the
M.A.E. from Lot 1 to Lot 8 to the property to the north – include
that connection on this Concept Plan.
5. Fix the over-lapping labels
6. Correct the vicinity map – the Map on the landscape plan is
more accurate.
7. Include the deceleration lane required for Private Drive "C"
as included in original PD

1. Lot 8R-1, should be platted as a separate lot to be
designated as an “X” common area lot to be maintained by the
P.O.A. similar to Lot 1X.

and the property lines and private drives
4. Landscape islands need to be a minimum of a 150
square feet.

1. Reflect site plan revisions as required above on the
landscape Plan.
2. Hedgerows are required adjacent to all parking abutting
property lines.
3. Minimum 10’ wide landscape buffer required adjacent to
property lines.
4. Trees are required at the end of each parking row, and the
island needs to be a minimum of 150 square feet.
5. Minimum caliper of overstory trees is 3” at the time of
planting.

a. Verify perimeter calculations - my calculations = 12,400
sq. ft. required
b. Non-vehicular = 11,623 sq. ft. required.
c. # of trees appears to be correct, however all required trees
need to be overstory w/3” caliper or 3 ornamental = 1 overstory
