P&Z Action letter April 19, 2019 Matt Moore, PE Claymoore Engineering 1903 Central Drive, Suite 406 Bedford, Texas 76021 matt@claymooreeng.com RE: 7-Eleven Denton Tap Addition, Lot 1, Block A , Replat/Minor Plat Dear Mr. Moore: This letter is to inform you that 7-Eleven Denton Tap Addition, Lot 1, Block A, Replat/Minor Plat, being a replat of the Mobil Site Addition and a Minor Plat of 0.176 acres of un-platted property to establish fire lane and necessary easements for a convenience store and gas pumps on 0.97 acres of property located at the northeast corner of S. Denton Tap and E. Belt Line Roads (890 S. Denton Tap Road), was approved by the Planning & Zoning Commission (5-0) on April 18, 2019 subject to the following conditions: 1. Additional engineering comments will be generated upon detail engineering plan review. 2. The executed License agreement shall be filed with the county prior to the plat and the recording information shall be included on the Plat. 3. A tree removal permit is required prior to the removal of any trees from the property. This Replat must be submitted for signatures by City Officials within six months (on or before October 17, 2019), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this plat not be prepared for filing until after receiving Engineering comments on the first review of the civil plans then the plat can be submitted for city signatures. After city signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department. ENCLOSURE cc: VP Fuel Mart, Inc. psidhu.dallas@gmail.com File PROCEDURE FOR FILING PLATS Plats must be submitted for signatures by City Officials within six (6) months after approval, or the plat shall be deemed null and void and resubmittal shall be required. Following the approval of a plat by the City Council (revised, if necessary) and the first review of the civil plans by the Engineering Department, the plat may be submitted for City signatures, as required prior to recording the plat with the County Clerk. Required to be the submitted to the Planning Department to obtain signatures:  Transmittal letter, including the name and telephone number of the contact person.  All blank spaces completed, with the exception of the City Officials signatures.  One (1) 24”x36” black line on white paper and one (1) 24”x 36” mylar. Black line must be folded in an 8½”x11” format. You may submit additional copies for your use. After filing with the County, one (1) paper copy and one (1) mylar must be returned to the City.  Original signatures on all plats. Names must be typed or printed below each signature. It may take up to approximately three (3) to five (5) weeks to review and obtain signatures of City Officials. Once required signatures have been obtained, the Planning Department will contact the person listed on the transmittal letter to pick-up the plat(s). It shall be the representative’s responsibility to file the plat with the County Clerk’s office and return the one (1) black line and one mylar to the Planning Department, indicating the recording information as filed by the County Clerk.
