Add the following notes to the Final Plat: a. The following traffic improvements shall be constructed with the first phase of development: 1. An eastbound left turn lane with 150 feet of storage on shall be constructed on Sandy Lake Road at Royal Lane. 2. A northbound right turn lane with 425 feet of deceleration including 100-foot taper on shall be constructed on SH 121 Northbound Frontage Road at Driveway 2. 3. A northbound right turn lane with 300 feet of deceleration including 100-foot taper on SH 121 Northbound Frontage Road shall be constructed at Driveway 3. 4. The existing traffic signal at the intersection of Sandy Lake Road and Royal Lane shall be modified to accommodate for southbound portion and eastbound left turn lane including a new traffic signal pole for the southbound direction and pedestrian signals for all portions. 5. One additional northbound through lane shall be constructed at the intersection of Sandy Lake and Royal Lane; and 6. An addition of a deceleration lane for the right turn into the Royal Lane Driveway shall be constructed. b. B. Property Owners Association documents must be submitted for staff review prior to the filing of the final plat to insure the maintenance of all common areas, including the landscape medians, tree preservation areas pedestrian areas, enhanced paving surfaces and private utilities. C. Revise the note on the Tree Preservation area, remove the word “dedication”, and indicate that this area will be designated as a common area lot or an easement area to be maintained by the P.O.A. Add a note that this area shall not be disturbed, and no trees shall be removed during the first phase construction. D. Update the owner/developer information, it is my understanding that Ferguson is selling the property, and Whitestone is the developer? E. The mutual access easements encircling the Hotels are also Fire Lanes. There is a discrepancy between the designations on the plat and the legend. F. Clearly indicate Phase 1 paving areas. G. Revise the zoning designation to PD-297-HC H. Include the building setback lines for Lots 2 and 3. I. Revise the note “Lots 1,4 and 5 will be replatted at the time of development to establish lots, fire lanes, easements and setbacks”. J. Add an area for Shawn Graham to sign the franchise utility note. K. There will be additional comments at the time of Detail Engineering Review. 2 of 2
