P&Z Action letter FP April 19, 2019 Alek Stimple Jones Carter 6509 Windcrest Drive, Suite 600 Plano, Texas 75024 AStrimple@jonescarter.com RE: West Sandy Lake Road Addition, Phase 2, Lots 1-5, Block A, Final Plat Dear Mr. Stimple, This letter is to inform you that West Sandy Lake Road Addition, Phase 2, Lots 1-5, Block A Final Plat to establish final lot layout, of common area lots, fire lane and easements for the development of two hotels and future retail, restaurant and office uses on 16.57 acres of property located at the northeast corner of Sandy Lake and SH 121, was approved by the Planning & Zoning Commission (5-0) on April 18, 2019 subject to the following conditions: 1. Additional comments will be generated at the time of Detail Engineering review. 2. Property Owners Association documents shall be submitted for staff review and filed prior the filing of the Final Plat. Property Owners Association shall maintain all utilities, common areas, including the mutual access easements, landscape medians, tree preservation area pedestrian areas, all enhanced paving surfaces, multi-tenant sign, etc. 3. The lots will be assigned addresses prior to the filing of the Plat for recordation. This Final Plat must be submitted for signatures by City Officials within six months (on or before October 17, 2019), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this plat not be prepared for filing until after receiving Engineering comments on the first review of the civil plans then the plat can be submitted for city signatures. After city signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department. If you have any questions, please contact me at (972) 304-3676. cc: Victor Munson vmunson@flash.net File PROCEDURE FOR FILING PLATS Plats must be submitted for signatures by City Officials within six (6) months after approval, or the plat shall be deemed null and void and resubmittal shall be required. Following the approval of a plat by the City Council (revised, if necessary) and the first review of the civil plans by the Engineering Department, the plat may be submitted for City signatures, as required prior to recording the plat with the County Clerk. Required to be the submitted to the Planning Department to obtain signatures:  Transmittal letter, including the name and telephone number of the contact person.  All blank spaces completed, with the exception of the City Officials signatures.  One (1) 24”x36” black line on white paper and one (1) 24”x 36” mylar. Black line must be folded in an 8½”x11” format. You may submit additional copies for your use. After filing with the County, one (1) paper copy and one (1) mylar must be returned to the City.  Original signatures on all plats. Names must be typed or printed below each signature. It may take up to approximately three (3) to five (5) weeks to review and obtain signatures of City Officials. Once required signatures have been obtained, the Planning Department will contact the person listed on the transmittal letter to pick-up the plat(s). It shall be the representative’s responsibility to file the plat with the County Clerk’s office and return the one (1) black line and one mylar to the Planning Department, indicating the recording information as filed by the County Clerk.
