1- Add a tree to the end of each parking row. Three overstory
trees are needed. & include three additional trees to the
required and provided columns in interior landscaping.
2- Include the East Property line under minimum tree
requirements within the Perimeter landscaping,
3- Note that 3 accent trees = one overstory tree for the purpose
of tree calculations.
4- Recalculate the nonvehicular open space to be .15 *
(124,995-32,370) = 13,894 square feet. (11.1% overall),
5- Include total required and provided row within the table for

Parking Calculations:
1. Include the S. Coppell Rd East in the parking tabulations as
there are 64 spaces along that stretch of road. Phase 2 has
64 units therefore requires 160 parking spaces at 2.5 per unit.
128 are provided on site. 32 are needed for Phase II and 32
are in excess and will help in the provided on-street.
2. Include the Frost Cupcakery - Cottage 11 as retail. -
