Remove topo lines from Site Plan, remove utility lines, and include existing and proposed easements. 2. The C district requires 30’ side yard and 20’ rear yard setbacks, 15’ are provided on both. If not compliant with the requirement, then variance in as a PD Condition needs to be requested. 3. A redesign of the site is recommended that reorients the building and canopy and eliminates the 5 parking spaces at the intersection and places them closer to the building, potentially within the required 30 side yard setback. 4. Monument Sign Setback: 15 feet is required from street right-of-way, and 75 feet from property lines other than those property lines fronting the street right-of-way. If the sign is relocated to closer to the corner, it may be setback 10’ if there is adjacent parking in ensure with visibility. 5. Label the existing Chicken Express monument sign. 6. The sidewalk needs be a minimum of 4’ from back of curb. 7. Where is the mechanical equipment, how will it be screened? 8. Deceleration lane could be provided as an easement instead of a dedication. 9. Correct the location map, south of E. Belt Line is S. Belt Line, not Denton Tap. 10. Reflect all site plan revisions. 2. The calculations are not correct, once all site plan corrections/revisions are made, the staff will assist in calculating landscape areas. Minimum of 30% of the area needs to be landscaping. 3. Where are the 13 ornamental trees noted in the table, but not on the site plan? 4. The shrub row needs to be extended along all street frontages where paving and drive aisles are planned. 5. A tree removal permit will be required prior to the removal of any trees. 6. Consider requesting a license agreement with the city to allow for shrubs and seasonal color to be planted in the 1, 237 square feet land, which then can be used to off-set some of the deficits in landscaped areas. 7. Consider upsizing the caliper of the proposed trees and adding additional trees along Denton Tap to off-set some of the mitigation costs and deficits in landscape areas. Building Elevations 1. Remove the signage calculation table from this sheet as it is incorrect and conflicts with the sign package submitted. 2. Where is the mechanical equipment, how will it be screened? 3. Canopy lighting shall be fully recessed so that no light fixture extends or is otherwise visible below the canopy as viewed from the adjacent public right-of-way. 4. Submit a color board with the material samples. Generally, a color rendering with the samples affixed to the board works well. You may pick up the 2 sample bricks that was delivered to my office. 5. Review the regulations of Outside Storage and Display – Retail Stores and Shops in Article 42 – Special Definitions of the Zoning Ordinance which prohibits outside storage and display under canopies and awnings, and only permits outside storage when visually screened with a solid wall.
