CC Action Letter PD-292-SF-12 February 14, 2018 Coppell Independent School District Louis Macias 1303 Wrangler Circle Coppell, Texas 75019 RE: PD-292-SF-12, Coppell Middle School East, Dear Mr. Macias, This letter is to inform you that PD-292-SF-12, Coppell Middle School East, a zoning change request from SF-12 (Single Family-12) to PD-292-SF-12 (Planned Development 292-SF-12) to allow the construction of a concession/restroom facility, bleachers, press box, parking and the addition of lighting for the existing track and football field, on 24.7 acres of property located at 400 Mockingbird Lane was approval by the Coppell City Council (7-0) on Tuesday, February 13, 2018, subject to the following conditions: 1. Additional comments will be generated at the time detail engineering review of the grading, drainage, utility and paving plans. 2. There will be additional comments on the revised parking layout as relocated between Mockingbird Elementary and CMSE. 3. Include additional information about the speaker system, type, location, etc. prior to the issuance of a permit. 4. A Detail Landscape Plan will be required prior to the installation of the overstory trees along the north and east property lines, as currently indicated on the Site Plan. The Detail Landscape Plan shall include the location of the existing trees and incorporate a combination of evergreen trees and shrubbery to obscure the view of the field from the adjacent homes. 5. No lights before 6:30 AM or after 9:00 PM. 6. Sound system at or less than 50 decibels at school property lines. 7. The use of the sound system shall not be permitted prior to 8:00 a.m. 8. The use of the sound system shall not be after 9:00 p.m. in the evening, and shall only be used for games, and not practice. 9. The use of these facilities shall be limited to CISD only. The following notes – be deleted from the Sheets C-3, C-3a and C-3b # 1. There shall be no Sunday activities for CISD use. # 2. The community shall be allowed to use tract when not in use by CISD. # 9. Restrooms & Concession stand shall be locked when not in use by CISD. February 14, 2018 PD-292-SF-12 Page 2 In order to prepare an ordinance, we need to assemble appropriate documentation; therefore, please submit to the Planning Department by Wednesday, March 14, 2018, two (2) 24”x36” copies of the revised plans incorporating the above-stated conditions. Also, please submit one (1) 8½”x11” paper reduction along with a pdf electronic file. When the ordinance has been completed and Council has approved it, a copy will be sent to you.
