Since it is on adjacent property, the Engineering Department requests approval from adjacent property owner. 5) Add pervious/impervious area calculation to this table (for finance/stormwater fee). 6) Label as mutual access easement as well as fire lane. 7) 22" Hackberry along east parking will probably be damaged by this construction. 8) Label all inside and outside radius' along the fire lane. 9) On the Mutual access easement document changes - provide an exhibit that clearly shows and is labeded as such in text/paragraphs that describe the changes. It appears to me that mutual access still needs to be provided across the center of the tract so the northern property owner can access the southern driveway and median opening. 10) Shouldn't the tree survey show some of the proposed construction? A) Check measurements along Denton Tap when referencing driveway spacing from intersections. 230' from Southwestern? B) Left Turn lanes are defined as min 100' for Denton Tap not 60' min as called for. C) Confused by the volume count for the existing condition. 7 exiting vehicles in the AM peak all going north, 4 exiting vehicles in the pm peak going north. 8 entering vehicles during the am peak and 3 during the pm. With all the trucks for this garden center, these numbers appear to be off somehow.
