Water lines (fire hydrants) and fire lanes are required to be installed prior to QT construction. Fire lane off SH121 will be required. Re: Fire lane connection wing road connection to SH 121, and deceleration lane, will be installed prior to QT construction. Fire —Detail QT Site: 1. Building over 5,000 sf are required to be equipped with an automatic fire sprinkler — canopy square footage is considered building if Type V construction type is used. Re: Type II construction type is used for the canopy and the building is less than 5,000 square feet. Therefore, fire sprinklers are not needed. 2. Fire lane shall be entire width of driveways, then 24 ft at first drive aisle. Re: The fire lane has been adjusted. 3. Fire hydrant being relocated at the driveway off N Freeport — where? Re: Proposed location of relocated fire hydrant has been added. 4. Fuel tank vents shall be incorporated into the canopy, not freestanding. Re: Fuel tank vents are incorporated into the canopy as a QT standard. Planning —Monument Sign Exhibit 1. Remove the City of Coppell as the developer/owner. Re: City of Coppell as developer/owner has been removed. Planning —Detail Site Plan for QT 1. The building size is different on this sheet as the concept plan, which is correct? Re: The building size on the Detail Site Plan for QT is correct. 2. Delete the note about SUP. Re: Note about SUP has been deleted. 3. The proposed zoning is PD -295 -HC — not amended. Re: Proposed zoning has been updated. 4. Add a note that this property will be in compliance with Outside Storage and Display — Retail Store and Shops in Article 42 — Special Definitions of the Zoning Ordinance which prohibits outside storage and display under canopies and awnings, and only•permits outside storage when visually screened with a solid wall will be adhered to. Re: Note has been added. 5. Two monument sigs are being proposed, only one 40 -square foot sign is permitted. Re: Due to the two distinct different traffic flows we respectfully request a variance to allow the second monument sign. 6. Fire lanes need to be labeled Fire Lanes and Mutual Access Easements. Re: Fire lanes have been labeled as Fire Lanes and Mutual Access Easements. 7. Include phasing plan for the paving. Re: Limits of Phase I paving to be shown on resubmittal. Planning — Detail Landscape Plan for QT 1. All landscape islands need to be a minimum of 150 square feet. Re: All landscape islands meet the 150 square foot minimum requirement. 2. Include in the Landscape Requirement Table specific square footage of provided area — "Provided as shown" is not acceptable. Re: The Landscape Requirement Table square footages have been updated. 3. Perimeter trees are required along all property lines where buffers are being provided. Re: Perimeter trees have been added along the property line between Tracts B & D. 4. Add dimensions to landscape buffers. Re: Dimensions have been added to the landscape buffers. Planning — QT Building Elevations 1. It appears that these color elevations are the same as previous except for the deletion of two 20 sq. ft. QT logos and the addition of large, full color (temporary poster?) signs on right and left elevations (that would not be permitted). Re: The 20sf button signs were removed, 4 additional stacked stone pilasters were added to the building which increased the accent sf from 837 sf to 1174 sf. The signs on the right and left sign are inset into a window box that is flush with the wall and are consistent with our existing store in Coppell. (picture provided) 2. Signage and awning color and materials do not comply with Zoning Ordinance. a. Provide calculations on permitted, requested and variances to the Sign Ordinance. Re: We request that the typeface be considered as signage which only encompasses 59 SF. This would also be consistent with our existing Coppell location. 3. The gasoline canopy elevations were not resubmitted — are three — 20 sq. ft. button signs on the gas canopy and/or other signage being requested? Re: Elevation will be resubmitted, we are proposing a total of two button signs to be installed on the gas canopy at this time. This is reflected in the perspectives that were submitted. 4. Proposed brick wall? 3' tall? If desired, will need to be color, materials, height, etc. specified on the site and landscape plans, including dimensions from R.O.W. to ensure no conflict with the sight visibility triangle at driveway. Re: We will list requested details, to ensure there is no conflict with the sight visibility triangle we proposed to eliminate the section of wall between our Freeport PKWY driveway and Northwestern.
