Dear Members of the City Council:
Sealy &Company, LLC owns 121 Corporate Center located at 601-751 Canyon Drive in Coppell.
The project is currently 100% leased to nine tenants with over 500 employees. We understand that Archway
121 Coppell is working with QuikTrip Corporation to build a convenience store with fuel sales at the corner
of Freeport Parkway and SH 121 Frontage Road in Coppell. The site is part of a larger overall proposed
commercial and retail development that is being developed by Archway 121. The proposed development,
including the layout of the QuikTrip site, has many amenities that will add to the appeal and the image of
this thoroughfare. Beyond the positive visual impact this development will have, it will more importantly
provide much needed .services for the employees of our tenant base and for residents of the community
travelling through on their daily commutes. Our tenants have strongly voiced their support of the project
as something they have been hoping to come to the area to provide the amenities that are currently lacking.
We have met with the developer to review and discuss the plans for the site and have no concerns
or issues with the project. Furthermore, we have no objection to the QuikTrip project and, in fact, believe
that QuikTrip will be of benefit to both the community and the surrounding neighborhoods as QuikTrip is
a best in class provider of convenient store facilities. Both our ownership and the tenant base we serve
support the project, approve of the proposed plans, and urge the City Council to approve the QuikTrip plan
and Archway 121's overall Concept Development Plan.

I am writing to voice my support for the proposed QuikTrip project at the corner of
Freeport Parkway and SH 121 Frontage Road,
In November, Archway presented plans for the QuikTrip to the Planning and Zoning Committee.
In response to staffs recommendation and the comments and discussion at the November
Planning and Zoning Commission hearing, Archway revised the request for the January meeting.
Despite those revisions, the request was denied.
I understand your approval would require variance to the zoning ordinances. Upon review of
these ordinances, as well as the 16 items list of outstanding technical and drafting conditions
identified by the Planning and Zoning Committee, I believe they are minor in nature and many of
them are part of QuikTrip's brand standards.
As a long term resident of Coppell, and a commercial general contractor that has built several
buildings in Coppell, including the CORE, Coppell Bible Fellowship, and The Life Safety Center,
I am thankful for the work of the Planning and Zoning Committee and I applaud its work to
preserve the community and ensure it grows in the right way. But, it appears the developer and
QuikTrip have been given a list of requirements that will be unnecessarily onerous which cannot
be reasonably accomplished.
QuikTrip will be a benefit to both the community and the surrounding neighborhoods. Further,
the larger proposed commercial and retail development that is being developed by Archway 121
will be a boon for our community.
I recommend you grant Archway's appeal and approve the necessary variances to allow the
project to move forward.

We have become away that QuikTrip Corporation is proposing a new store at the corner of
Freeport Parkway and SH 121 Frontage Road. The purpose of this letter is to voice our support
for this project.
As a property owner in Coppell land a recognized developer in. the DFW metro area we are very
familiar with the quality product QuikTrip brings to a development and would love to see this
quality extend to the western edge of the City of Coppell.
QuikTrip will add a very valuable retail service for the tremendous workforce in this immediate
area. In addition, the concept plan for the surrounding property owned by Archway Properties
will serve as a very valuable resource to the community and help create a Gateway to the western
boundary of the City of Coppell.
I recommend you grant QuikTrip and Archway's appeal of the Planing and Zoning
Commissions recommendation to deny and approve this project to move forward.

As a resident of Coppell for over twenty-four years, and a commercial developer

class A mixed used projects I am proud of our City and its thoughtful approach to
development. I am writing to support this project. I have been in both retail and
commercial development for over 35 years. I moved to Coppell to become head of real
estate for Michaels Stores, Inc. I have watched this corner with interest and believe that
the developers are offering the correct appropriate mix of service uses and restaurants.
Quick Trip would be a great addition to this underserved fuel corridor as well
I recommend you grant Archway's appeal and approve the necessary variances to
allow the project to move forward.
