Dear Ms. Diamond:
On behalf of Whitestone Hospitality Management LLC., Jones & Carter Inc. has prepared the PD Zoning
Application package for the Coppell Mixed Use project. The 14.323-acre site is currently undeveloped. The
application is to propose the zoning be changed from Highway Commercial (existing) to Planned
Development.
The site is located at the north-east corner of the intersection of State Highway 121 and West Sandy Lake
Road within the city limits of Coppell, Texas.
The concept plan for the proposed development shows two hotels surrounded by office and retail uses. A
private road will traverse the center of the site, providing access to all future developments.
The detail site plan will include the development of the two hotels, a Home 2 Suites and a La Quinta Inn &
Suites consisting of 126 rooms and 125 rooms respectively. The detail site plan will also include the entirety
of the private road, which will include a trail amenity and significant landscape amenities.
A variance for the parking will be required for the La Quinta Inn & Suites. The required number of spaces
is 136, and 130 spaces are proposed. A variance will be required for the monument signs.
